Job summary

Associa Hawaii is seeking a Property Manager to oversee Kona portfolio rentals, both long-term and short-term, with an active Hawaii Real Estate License. The role emphasizes leasing, maintenance coordination, and superb customer service for owners and tenants.

Responsibilities include marketing, tenant screening, rent collection, inspections, move-ins/outs, and coordination with vendors. Strong hospitality mindset and team collaboration are essential, with on-site work in Kailua-Kona and remote

Qualifications

• Friendly, interpersonal and communication skills with Aloha.
• Strong ability to investigate and resolve maintenance issues.
• Self-motivated, self-starter and self-directed.
• Knowledge of Microsoft Office and Teams.
• Ability to climb stairs and lift 50 lbs.
• May require weekends, holidays, and on-call rotation.
• Live within 20 minutes of Kailua-Kona.
• Clean driver’s abstract and background screening.

Responsibilities

• Provide outstanding management and customer service for long-term and short-term rental portfolio, Owners, Tenants, and Vendors.
• Lead all leasing activities: signing, marketing, showing, screening, inspections, rent collection, maintenance work orders and evictions.
• Coordinate with owners and tenants on monthly lease renewals and compliance with Hawaii Real Estate laws.
• Review leases and management agreements to ensure brokerage policy compliance.
• Oversee maintenance coordination, vendor inspections, and renovation estimates.
• Partner with corporate accounting for rental accounting and tenant ledgers.
