Job description

Overview

Handyperson candidate will provide maintenance support in the apartment community, ensuring resident commitments to exceptional service and personal attention. The role includes emergency response duties for fire, non‑fire, medical, and other building emergencies.

Shift & Schedule

Sunday – Thursday 2 pm – 10:30 pm. Off days: Friday & Saturday.

Salary

Hourly rate: $33.65. Overtime: $50.47.

Responsibilities
  • Maintain general cleanliness and order of building facilities and resident apartment equipment.
  • Execute daily routine work orders and promptly report issues as needed.
  • Build and repair cabinets, counters, closets, and other carpentry as required.
  • Perform minor electrical repairs (switches, receptacles, light fixtures, etc.).
  • Handle plastering and painting tasks on small and large scales.
  • Address minor plumbing issues, including leaks, pipe replacements, and appliance repairs (washers/dryers, refrigerators, etc.).
  • Repair entrance and internal doors, locks, and hinges, and create keys and other operable hardware.
  • Conduct snow removal and perimeter maintenance as needed.
  • Safely start, maintain, repair, and shut down building‑wide equipment.
  • Perform basic mechanical, plumbing, electrical, and HVAC work.
  • Service and maintain boiler on a daily and weekly basis.
  • Perform and record preventive and predictive maintenance on all MEP equipment and systems.
  • Observe and evaluate corrective maintenance or repair on equipment.
  • Inspect apartments before and after resident move‑out to verify condition and determine necessary repairs.
  • Be on call for emergencies and projects assigned by the Property Manager/General Manager.
  • Support monthly or periodic inspections of building systems (HVAC, electrical distribution, structural, vertical transportation, roofs, parapets) and maintain required logs and reports.
  • Maintain all fire protection and security systems, including required preventive maintenance, inspections, and documentation.
  • Inspect and test all emergency equipment as required to ensure compliance.
  • Request materials, tools, and supplies as needed.
  • Maintain a highly efficient safety program, emphasizing awareness, discipline, and compliance with OSHA standards and applicable building safety manuals.
  • Practice proper PPE compliance and maintain a safe working record and environment.
  • Keep mechanical rooms clean and ensure that repairs are documented and completed promptly.
  • Manage spare and critical parts inventory for MEP systems and appliances.
  • Represent the TDO brand and communicate with building residents in a professional manner while maintaining a high level of customer service.
  • Serve on the Emergency Response Team (Fire Brigade) to assist and respond during fire, non‑fire, medical, and other building emergencies under the direction of the Lobby Concierge (Incident Commander).
  • Locate and communicate to control small fires.
  • Knock on tenant doors to inform residents of emergency events and initiate relocation/evacuation as directed.
  • Visually account for residents in amenity or public spaces, inform them of emergency events, and participate in the relocation of special‑needs residents to ensure accountability and safe relocation during emergencies.
Qualifications
  • High school diploma or equivalent preferred; technical background from university or vocational source.
  • Minimum 3 to 5 years’ experience in a maintenance department or facility.
  • FDNY Fire Safety Director (FSD) certification preferred.
  • Certificate of Fitness S‑12 Citywide Sprinkler System, S‑13 Citywide Standpipe System recommended.
  • Required to obtain certificates within six months of hire.
  • OSHA 10‑hour certificate and Local 32BJ Training School courses (applicable to residential operations and emergency response).
  • Local 32 BJ Handyperson course a plus.
  • Knowledge of electrical, plumbing, mechanical, and carpentry trades; ability to operate related tools and equipment.
  • Proficiency with Microsoft Outlook, Word, Excel, and PowerPoint.
  • Strong customer service, communication, and interpersonal skills.
  • Professional disposition and willingness to assist residents with maintenance requests.
  • Ability to resolve problems and adhere to safety guidelines.
  • Experience interacting with residents.
  • Dependable and reliable.
  • Experience with Building Link and Log Check a plus.
  • Familiarity with appliance troubleshooting and repairs.
  • Team player.
  • FDNY Certificate of Qualification for Refrigerating System Operating Engineer (Q‑01) recommended.
Physical Demands

Employee must stand, walk, use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; balance; stoop; crouch; bend; talk; and hear. The employee must lift and move up to 75 lbs. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
