Job Description Handyman Maintenance

East Coast Real Estate Group, LLC Property Management company is looking for an A player to join our premier property management team as a “Maintenance Technician”. We don’t just manage properties; we work to improve the lives of residents and real estate investors through property management solutions. Primary Job Duties:

• Execute estimates for materials and labor for small, medium, and large jobs, including turnovers and home rehabs, ensuring all projects come in at or under budget.
• Maintain accurate inventory of tools, equipment, stock, and supplies.
• Ensure correct invoicing for equipment rentals and support accounting with invoicing questions.
• Complete property turnovers within 7 days of move-out, bringing units to rent-ready condition.
• Understand and execute on turnover projects using Meld system; complete onboarding and training.
• Attend daily morning huddles, maintenance meetings, and monthly company meetings.
• Manage work orders efficiently, ensuring safety, proper attire, timely completion, and documentation with before/after photos.
• Communicate effectively with vendors, investors, and team members.
• Document detailed completion notes, including occupancy details, pets, smoking, damage, and air filter condition for investor statements.
• Handle typical maintenance requests such as plumbing, electrical, drywall, painting, flooring, cleaning, and more, to improve property condition and service quality.

Compensation:

$20-$25 per hour base plus three performance-based incentives.

Reviews:

90-day performance review and annual reviews; however, reviews do not guarantee raises.

Payroll & Benefits:

• Bi-weekly direct deposit payroll
• 401(k) plan available after 90 days with up to 4% company match; auto-enrolled at 1%
• Vacation accrued after 12 months; max 2 weeks (years 1-5), max 3 weeks (years 6-10); does not rollover
• Sick time accrues over time; paid holidays after 60 days
• Holidays observed: New Year’s, Memorial Day, Juneteenth, Independence Day, Labor Day, Thanksgiving, Christmas Eve, Christmas Day
