Job summary

Spring Oak Senior Living in Petersburg, VA is seeking a Maintenance Director to manage the maintenance, repair, and appearance of the community. You will lead hands-on in multiple trades, ensure safety, and drive a welcoming, well‑maintained environment for residents, families, and staff.

The role requires at least 3 years in maintenance with supervisory experience, working knowledge of HVAC, electrical, plumbing, carpentry, drywall and painting, and the ability to coordinate preventive

Qualifications

• Minimum of three (3) years of maintenance experience with supervisory exposure.
• Knowledge of building systems: HVAC, electrical, plumbing, carpentry, drywall, painting and general maintenance.
• Ability to diagnose issues, perform repairs and implement preventive programs.
• Familiarity with OSHA regs, life safety standards and building codes.
• Strong organizational and time management skills; able to prioritize multiple tasks.
• Excellent interpersonal and customer service skills; communicate with residents, families and staff.
• Ability to work independently and lead a team; participate in on-call rotations.
• Proficient with safe operation of hand and power tools and maintenance equipment.

Responsibilities

• Oversee daily maintenance and operation of building, grounds, and facility systems.
• Perform preventative maintenance and coordinate repairs to keep the community safe and well-maintained.
• Lead with a hands-on approach in multiple trades (electrical, HVAC, plumbing, carpentry).
• Complete drywall, painting, and general maintenance projects.
• Maintain cleanliness and appearance of interior and exterior areas to high standards.
• Troubleshoot and repair appliances, equipment, and grounds gear.
• Ensure safe storage and handling of maintenance supplies and chemicals.
