Job summary

Sherman Associates is seeking a Maintenance Technician to service our East End Apartments in Downtown Minneapolis. You will handle general maintenance, preventative tasks, and timely turnover of units while supporting resident relations and safety protocols.

The role requires on-call rotations, a valid driver’s license, and hands-on skills in plumbing, electrical, HVAC, carpentry, and painting at a market-rate property. Competitive pay and benefits offered.

Qualifications

High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience.
1–4 years of maintenance or related carpentry/construction experience, ideally in residential or commercial real estate.
Special boilers license or willingness to obtain one, if applicable.
Certified Pool Operator (CPO) or willingness to obtain one, if applicable.
Must provide own hand tools.
Current and valid driver’s license; pass MVR check and maintain a safe driving record.
Willingness to run errands for maintenance supplies and other items.
Excellent verbal, written and presentation skills; effective communication with tenants, vendors, and across divisions.
Must live within 30 minutes of property for on-call expectations.
As applicable, reliable vehicle with insurance and safe DMV record.

Responsibilities

Completes general maintenance and upkeep: minor plumbing, electrical, HVAC, carpentry, painting, landscaping.
Responds to open work orders and resolves resident requests within 24 hours.
Prepares and turns vacated units within 24 hours; paints, cleans, and repairs as needed.
Assists in scheduling and completing preventive maintenance for buildings/equipment.
Performs hands-on repairs and upkeep with attention to complex projects.
Diagnoses problems, replaces parts, tests, and makes adjustments.
Uses hand/power tools, meters, and equipment for duties.
Maintains exterior grounds and interior common areas in good condition.
Watches for resident/tenant rules compliance and communicates with management.
