Job summary

Goodman Real Estate seeks a Maintenance Supervisor to oversee day-to-day maintenance operations in a residential community. This working supervisor role involves direct hands-on maintenance tasks, coordinating with vendors, and ensuring upkeep of buildings, grounds, and systems.

Strong communication with residents and staff is essential. You will supervise maintenance staff, review bids, and monitor expenses while ensuring timely completion of work orders and make-readies.

Qualifications

• Minimum of 2 years apartment maintenance experience.
• Experience completing work orders and preparing make-ready apartments.
• Valid driver's license if required to operate a licensed motor vehicle.

Responsibilities

• Oversee work of all vendors contracted to do work on or provide services for the community.
• Develop positive relationships with vendors, keeping in mind the best interests of the community and residents.
• Select, train, supervise, and evaluate all maintenance team positions.
• Develop specifications for the work to be completed.
• Review bids received from vendors and evaluate with the Community Director to determine which vendor will be assigned the work.
• Review the work of vendors while they are on site and ensure it meets specifications.
• Manage budget-related maintenance and expenses.
• Manage workflow of service requests to ensure smooth operation.
• Assign work to vendors during the Turn process and ensure compliance with standards.
• Ensure tasks are completed within established timelines.
