Paradigm at The Oak in Schulenburg, TX, seeks a hands-on Building Maintenance Manager to lead a small maintenance team and oversee housekeeping and laundry support. The role ensures resident safety and comfort by maintaining building systems, grounds, and equipment while meeting Life Safety Code requirements and documenting activities in TELS.

You will supervise the maintenance assistant, coordinate vendor repairs, and manage preventative schedules and budgeting.

Formación

• High school diploma or GED; trade certification preferred.
• 3–5 years hands-on building maintenance experience.
• 1–2 years supervising small teams in a single-facility setting.
• Familiarity with regulatory surveys and life safety codes.
• Experience with maintenance software (e.g., TELS) for work orders, compliance tracking, and reporting.

Responsabilidades

• Perform hands-on repairs and preventative maintenance on HVAC, plumbing, electrical, PTAC units, fire alarms, nurse call lights, and emergency equipment.
• Respond on-call to facility emergencies as needed.
• Directly manage and mentor the maintenance assistant and coordinate with housekeeping/laundry leads.
• Prioritize and schedule preventative maintenance using TELS; organize work orders and track progress.
• Log all maintenance, service, vendor, and compliance activities in TELS with incident reports and inspections.
• Conduct frequent facility rounds to monitor cleanliness and safety; escalate urgent risks to leadership.
• Manage department budgets for supplies, labor, and repairs; monitor inventory.
• Hire, train, and develop maintenance staff; coordinate HR actions as needed.
• Solicit, evaluate, and coordinate vendors for specialized repairs or services.
• Communicate with residents, families, staff, and external parties; participate in departmental meetings.
