Job Description Summary

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal. Provides support to the service team members.

Essential Responsibilities

1. Inspect the community throughout the day to remove litter, debris, and pet droppings; ensure all common areas and amenities are neat and free of litter at all times.
2. Remove trash and remaining items from vacant apartments before starting the make-ready process; transfer trash to dumpster or storage area as applicable; clean and maintain storage areas.
3. Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager; assist the make-ready specialist in the turn process.
4. Change all locks according to property policy; ensure gates to all pool areas are functioning according to safety standards and codes.
5. Distribute notices and communications to residents as necessary.
6. Report any hazards or potentially dangerous situations to appropriate supervisors.
7. Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to complaints about maintenance services.
8. Comply with safety and risk-management policies by attending safety meetings, completing required safety training, and reporting incidents promptly.

Minimum Requirements

• Valid driver’s license to operate a golf cart on property.

Physical Demands

• Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Work indoors and outdoors in all weather conditions.
• Lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
• Potential travel to assist other properties or attend training/meetings.
• Flexible schedule, including evenings, weekends, and holidays.

Compensation and Benefits

The hourly range is $18.00 - $22.00, with additional bonus opportunities and a comprehensive benefits package including health insurance, paid time off, housing discounts, retirement plans, and more.
