What You’ll Do

• Perform daily trash pickup throughout the property, ensuring the following areas remain clean and free of litter: pool area, dumpster enclosures, road-facing grounds, office entrance, walkways, drives, parking lots, and all building levels.
• Regularly walk the property to maintain cleanliness, removing litter, debris, and pet waste from all common areas.
• Assist with general property maintenance, including walking and inspecting vacant units, trash-outs, removing abandoned items, interior and exterior repairs, maintaining swimming pool and golf carts.
• Use blowers and other equipment to keep sidewalks and walkways free of debris.
• Clean and maintain storage areas and utility spaces.
• Perform painting tasks, distribute resident notices, check and replace exterior lighting, and perform routine pressure washing of various areas.
• Assist the maintenance team with light repairs and apartment turns.
• Identify and report safety hazards, liability issues, maintenance problems, or sanitation concerns.
• Support emergency preparedness and post-storm cleanup, operate landscaping tools safely, and ensure compliance with policies and regulations.
• Provide excellent customer service and maintain a professional attitude when interacting with residents.
• Perform interior light cleaning of common areas as needed.

Requirements

What You’ll Need

• High school diploma or GED and a valid driver’s license.
• At least one year of general maintenance experience preferred.
• Basic knowledge of electrical, plumbing, and painting procedures.
• Ability to work as scheduled, including weekends and overtime if needed.

What’ll Set You Apart

• CPO certification
• Knowledge of Microsoft Office, Internet, Yardi, and related applications.

Physical Activities and Work Environment

• Frequent lifting and moving up to 75 pounds.
• Bending, stooping, ladder use, and climbing stairs are required.
• Work outdoors in various weather conditions.
