GROUNDSKEEPER / PORTER

Position Overview

West End Terrace Apartments is seeking a reliable and detail-oriented Grounds Technician to maintain the appearance and cleanliness of our apartment community.

This role offers a consistent weekday schedule with no weekends and is ideal for someone who enjoys working outdoors and takes pride in maintaining property standards.

Compensation

$15.00 - $20.00 per hour

Schedule

Part-time | Monday-Friday | 9:00 AM - 5:00 PM | ~40 Hours Per Week

Reporting To

Property Manager

Key Responsibilities

Daily Property Maintenance

• Remove trash from buildings and common areas
• Walk grounds to remove litter and debris
• Maintain dumpster areas
• Keep breezeways and common areas clean

Groundskeeping

• Operate blowers, rakes, and basic equipment
• Maintain curb appeal and cleanliness
• Assist with seasonal tasks (leaf removal, etc.)

Unit Turnover Support

• Assist with trash-outs of vacated units
• Prepare units for new residents

Light Maintenance Support

• Replace exterior light bulbs
• Assist with minor work orders as needed

Safety & Compliance

• Report safety hazards immediately
• Follow proper equipment and safety procedures

Resident Relations

• Interact professionally with residents and visitors
• Assist with communication distribution as needed

Minimum Qualifications

• High school diploma or GED preferred
• Valid driver's license
• Reliable transportation
• Ability to pass background and drug screening

Preferred Qualifications

• 6-12 months groundskeeping or maintenance experience
• Experience in apartment communities or similar environments
• Familiarity with basic tools and outdoor equipment

Physical Requirements

• Lift up to 50 lbs regularly
• Work outdoors in varying weather conditions
• Stand/walk for extended periods
