Job summary

Tandem Servicing is seeking a Ground-Up Construction Asset Manager to oversee residential ground-up construction loans from closing through payoff. You will assess plans, budgets, and schedules, manage draws and lien releases, and build scalable servicing processes to protect the lender while delivering a great borrower experience.

You will monitor loan performance, coordinate with borrowers, contractors, and internal teams, and escalate issues as needed in a fast-paced environment.

Qualifications

• 5+ years of experience in real estate construction, construction lending, asset management, or a related field.
• Strong understanding of ground-up residential construction and the construction process from permitting through completion.
• Experience reviewing construction budgets, schedules, draw requests, and inspection reports.
• Strong understanding of real estate finance and loan structures.
• Ability to analyze project costs, remaining costs to complete, collateral value, and borrower equity.
• Strong organizational skills and the ability to manage a portfolio of projects simultaneously.
• Excellent judgment and ability to identify and elevate risk.
• Strong written and verbal communication skills.
• Comfortable working independently and making decisions in a fast-paced environment.

Responsibilities

• Manage a portfolio of construction loans through completion and payoff.
• Understand project plans, scope, budget, schedule, permits, and contractors.
• Review inspection reports and identify delays, changes, issues.
• Build productive relationships with borrowers while maintaining lender controls.
• Manage the draw process and ensure advances align with the loan budget.
• Review draw packages, inspections, invoices, permits, receipts.
• Review lien releases and resolve discrepancies between work, payments, and releases.
• Monitor liens and title issues before they impact collateral.
• Coordinate with borrowers, contractors, inspectors, title companies, and internal teams.
• Monitor loan performance, maturity dates, extensions, and servicing obligations.
• Evaluate extension requests and modifications.
• Identify emerging problems and determine escalation.
• Develop action plans for stressed loans.
• Collaborate with Servicing, Legal, and leadership on troubled loans.
• Help build and improve servicing processes; risk monitoring.
• Maintain accurate loan/project data in systems.
• Provide clear communication to leadership about issues and portfolio trends.
