Job summary

Oracle is seeking a global Site Selection Manager to lead market research, site evaluation, and complex lease negotiations for data center capacity worldwide. You will coordinate with capacity planning, design, legal, finance, and operations to drive on-time delivery, compliant builds, and favorable commercial terms.

Qualifications

• Strong experience in leading complex negotiations, contract formation, and contract negotiations on Data Center contracts.
• Experience in site selection for industrial-scale projects, real estate evaluation, acquisition, development, construction, lease agreements.
• Excellent stakeholder management and ability to obtain engineering feedback to drive due diligence.
• Knowledge of the Data Center industry, operators in region and market dynamics.
• Strong collaborator, working with multiple teams and subject matter experts to drive questions.
• Understanding of real estate development and land acquisition and local laws.

Responsibilities

• Be accountable for lease execution from demand signal through general availability with key metrics.
• Manage multiple lease projects, coordinating with internal teams, consultants, and vendors.
• Work with capacity planners and network specialists to understand metro requirements.
• Lead cross-functional teams to evaluate, negotiate, and approve leases.
• Develop metro strategies based on market expertise and cost efficiencies.
• Drive commercial terms with lease providers in the region.
• Work with Corporate Procurement to finalize executable lease documents.
• Coordinate Total Cost of Ownership analyses for build vs lease options.
• Update systems of record to ensure data fidelity and governance.
• Conduct market research on targeted metros/regions and new locations.
• Provide analytic reporting on market strategies and delivery risks.
