Job summary

Oracle in Nashville, TN is seeking a Site Selection Manager to perform global analytics and market research for site selection opportunities across targeted metros and regions. The role includes negotiating commercial terms with data center operators, drafting and negotiating lease agreements, MSAs, NRC service orders, and related documents, and aligning build designs with Oracle specs.

Qualifications

• 5+ years relevant experience in site selection, real estate, and data centers.
• BA/BS degree required.
• Ability to travel globally up to 50%.
• Strong analytical, negotiation, and stakeholder management skills.
• Experience negotiating complex lease agreements and MSAs.

Responsibilities

• Be accountable for lease execution from demand signal through to general availability, driving safety, quality, rates, schedule, and cost within timelines.
• Manage multiple lease projects and coordinate with internal teams, consultants, vendors, and external stakeholders.
• Work with capacity planners and network specialists to understand capacity needs and site requirements.
• Lead cross-functional teams to evaluate, select, negotiate, and recommend leases for approval.
• Develop metro strategies based on market expertise, time-to-market, and cost efficiencies.
• Drive commercial terms with lease providers in the region.
• Work with Corporate Procurement to drive executable lease documents.
• Collaborate with Finance on Total Cost of Ownership analyses to recommend favorable strategies.
• Update systems of record for accurate data fidelity and executive reporting.
• Conduct market research on targeted metros/regions, new countries, metros, and target locations.
• Provide strong analytical reporting on market strategies and associated risks.
