Job summary

Responsibilities

  • Provide formal supervision to employees, monitor training and development, conduct performance evaluations and coaching, and oversee recruiting.
  • Coordinate and manage daily activities, set work schedules, assign tasks, cross-train staff, and monitor deadlines.
  • Respond to high-profile tenant needs and issues.
  • Direct multi-year capital forecasting and execute project lifecycles from tenant improvements to capital initiatives.
  • Manage third-party vendor relationships and ensure adherence to contractual obligations and SLAs.
  • Act as primary contact with property owners, prepare and deliver reports.
  • Develop and control annual budgets for operating and capital expenses and forecast variances.
  • Lead project management from small tenant works to large building projects and ensure vendor performance.
  • Review rent and CAM recovery charges for timeliness of payment.

About The Role

As a CBRE Property Management Sr. Manager, lead the team responsible for all operational and financial activities for a portfolio of properties.

This job is part of the Property Management job function. They are responsible for operating buildings on behalf of a client or group.

This is an on-site position in the financial district.

What You’ll Do
  • Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
  • Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
  • Respond to high profile tenant needs and issues.
  • Direct multi-year capital forecasting and execute the full project lifecycle—ranging from tenant improvements to building-wide capital initiatives—ensuring on-time and on-budget delivery.
  • Manage all third-party vendor relationships, ensuring strict adherence to contractual obligations, service level agreements, and operational performance standards.
  • Act as primary contact with property owners, serving as owner representative to ensure that objectives are being met. Prepare and deliver timely, accurate and complete reports.
  • Develop and control annual budgets for large operating and capital expenses. Forecast complex management plans and prepare monthly performance reports, explaining variances.
  • Help create advanced programs that will assist the property with emergency recoveries.
  • Prepare and approve all required legal notices. Recommend and coordinate legal action as necessary.
  • Review tenant rent and common area maintenance recovery charges to ensure payment is on time.
What You’ll Need
  • Bachelor's Degree preferred with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
  • Experience managing Class A, high-rise office assets in a major metropolitan market is highly preferred.

The ideal candidate will demonstrate strong financial and operational acumen, with a proven ability to lead multi-year capital forecasting and the execution of high-priority capital improvement projects.

  • You will serve as the lead on project management—ranging from small-scale tenant construction to complex building projects—while maintaining a rigorous approach to vendor management, ensuring all contractual obligations and service standards are exceeded.
  • Ability to lead the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
  • Leadership skills to motivate the team to achieve broad operational targets with impacts on own job discipline, multiple job disciplines, and department.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Extensive organizational skills and an advanced inquisitive mindset.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the General Manager position is $140,000 annually and the maximum salary for the General Manager position is $180,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
