Gatehouse attendants provide a professional image and friendly customer service. Their primary function is to enforce and monitor access control procedures within the community while delivering best-in-class customer service. They screen visitors, contractors, vendors, employees, real estate agents, service providers or anyone seeking admission to determine if access is authorized.
Duties and Essential Functions
- Stands and greets everyone approaching the visitor lane, greeting residents returning home via the resident lane in a friendly and professional manner.
- Provides informational assistance and uses knowledge of property locations to direct traffic within the community.
- Records all traffic entering the property—both vehicular and pedestrian—using the access control system (KWIC).
- Observes, records, and communicates actions, activities, incidents, and any information that may interest the Management Office, Security, or Front Desk personnel.
- Completes all appropriate paperwork, ensuring reports are legible and in order.
- Maintains the gatehouse in a clean condition at all times.
- Ensures that only authorized personnel are allowed access into the community.
- Prevents parking in front of the building or in fire lanes; permits only pick-up or drop-off activity.
- Uses proper telephone etiquette when speaking or answering the phone, greeting callers with the phrase: 'Good Morning, Good Afternoon, or Good Evening. Thank you for calling Property name, gate house. This is (your name), how may I assist you.'
- Reports all building deficiencies to the Chief Engineer, Management Office, and Front Desk personnel, including water leaks, fire alarm violations, or equipment malfunctions. Submits an incident report or work order to note any deficiencies observed.
Work Environment
This position is often located away from the management office and may be in a small structure. The working environment may be indoors or outdoors.
Physical Demands
These demands represent those that must be met to successfully perform the essential functions of the job: sit, stand, reach, lift, bend, kneel, stoop, climb, push and pull items weighing 30 pounds or less; require manual dexterity, auditory and visual skills; and the ability to follow written and oral instructions and procedures.
Position Type and Expected Hours of Work
This is a part‑time, non‑exempt position. Days and hours of work are determined by the property and may change to accommodate the property's business needs.

No travel is expected for this position.
Required Education And Experience
- A positive attitude and willingness to work with a diverse population.
- High school diploma or GED.
- Prior experience as a Gatehouse employee.
- Strong verbal and written communication skills.
- Great customer service skills.
- Detail‑oriented and dependable.
Position Supervision
Employee reports directly to the Facilities Director / Maintenance Supervisor.
