Job summary

Rookwood Properties in Miamisburg, OH seeks a full-time Maintenance Technician for The Conifers. You will maintain buildings, landscapes and equipment, perform turnover, and support safety standards.

The position requires a valid driver’s license, ability to communicate in English, and the ability to work independently. HVAC certification is a plus; EPA certification is beneficial. Salary is $22–$27/hour with a $50 monthly cell stipend, plus comprehensive benefits.

Qualifications

• Valid driver’s license and reliable transportation required.
• Background check and MVR checks required.
• Experience in property maintenance, construction, or related field.
• Ability to communicate effectively in English, both verbally and in writing.
• HVAC certification is a significant advantage; EPA certification beneficial.
• Basic skills in electrical, plumbing, and carpentry essential.
• Strong communication and interpersonal skills; ability to work independently.
• Availability to participate in the on-call rotation.

Responsibilities

• General Maintenance: Perform routine inspections and maintenance on residential properties, including plumbing, electrical, and HVAC systems; supervise outside contractors as directed by the Property Manager.
• Repairs: Address routine maintenance issues such as carpentry, leaks, painting, appliance installation, smoke detectors, and ceiling lights, minimizing reliance on outside vendors.
• Property Inspections: Conduct regular inspections to identify maintenance needs and ensure safety and fair housing compliance.
• Property Operations: Ensure vacant units are prepared for rent; inspect common areas and vacant units; maintain detailed records and inventories for efficient management.

We are seeking a professional with a results-driven mindset and a can-do attitude! This position will be responsible for the upkeep and repair of buildings, landscapes, and equipment, and will perform a variety of tasks to ensure properties are well maintained and operational, including unit turnover.

Responsibilities:

• General Maintenance: Perform routine inspections and maintenance tasks on residential properties, including plumbing,electrical,andHVAC systems. Help supervise outside contractors involved in maintaining the property's physical condition, as directed by the Property Manager.
• Repairs:Address routine maintenance issues and requests promptly, such as minor carpentry work, leak repairs, painting, and repairs to small and large household appliances (including installation), as well as smoke detectors and ceiling lights, while providing exceptional service and minimizing reliance on outside vendors.
• Property Inspections: Conduct regular inspections to identify maintenance needs and ensure compliance with safety and fair housing regulations.
• Property Operations: Ensure that vacant units are promptly prepared for rent. Conduct regular inspections of common areas and vacant units to ensure they remain clean, well-maintained, and visually appealing, embodying a "market-ready" standard. Keep detailed, accurate records of all maintenance activities, along with a comprehensive inventory of supplies, to facilitate efficient management and responsiveness.

• Experience: Experience in property maintenance, construction, or a related field is highly preferred. Ability to communicate effectively in English, both verbally and in writing.

• Physical Requirements: Ability to perform manual labor, lift objects weighing over 50 lbs., and work in various weather conditions.
