Job summary

Rookwood Properties is seeking a Maintenance Technician for NorthPark Townhomes in the Eastgate area. You will perform routine inspections, preventative maintenance, and repairs to ensure safety, appearance, and resident satisfaction.

The role covers plumbing, electrical, HVAC, carpentry, and general repairs, with on-call responsibilities. You will work with a team that values service, reliability, and a proactive mindset to keep the community in top condition and residents happy.

Qualifications

• Valid driver's license and reliable transportation required.
• Satisfactory background and MVR checks are required as a condition of employment.
• Previous property/apartment maintenance experience preferred.
• Ability to communicate effectively in English, both verbally and in writing.
• HVAC certification is a significant advantage.
• EPA certification is beneficial.

Responsibilities

• Perform routine inspections, preventative maintenance, and repairs across the community.
• Troubleshoot and repair plumbing, electrical, HVAC, and building systems.
• Oversee outside contractors as directed by the Property Manager.
• Maintain buildings, grounds, common areas, and amenities.

THE OPPORTUNITY

As a Maintenance Technician at NorthPark Townhomes, you will play a key role in maintaining the appearance, functionality, safety, and overall resident experience of the community.

You’ll have the opportunity to use your technical skills every day while working in a variety of areas including plumbing, electrical, HVAC, carpentry, unit turnovers, preventative maintenance, and general property repairs.

WHAT YOU'LL DO

General Maintenance

• Perform routine inspections, preventative maintenance, and repairs throughout the residential community.
• Troubleshoot and repair plumbing, electrical, HVAC, and other building systems.
• Assist with overseeing outside contractors as directed by the Property Manager.
• Help maintain buildings, grounds, common areas, and community amenities.

Repairs & Resident Service

• Respond promptly and professionally to maintenance requests.
• Perform minor carpentry, plumbing, electrical, painting, and other general repairs.
• Repair and install small and large household appliances.
• Repair or replace smoke detectors, ceiling lights, and other fixtures.
• Provide exceptional service while resolving maintenance issues efficiently and professionally.

Keep the Community Market-Ready

• Prepare vacant apartments/townhomes for new residents.
• Complete unit turnovers efficiently and to Rookwood's standards.
• Inspect vacant homes and common areas to ensure they are clean, safe, attractive, and ready for occupancy.
• Identify maintenance needs before they become larger problems.
• Help maintain the community's curb appeal and overall appearance.

Property Operations

• Maintain accurate records of completed maintenance work.
• Monitor and maintain an organized inventory of tools, equipment, and supplies.
• Help ensure the property remains safe, operational, and well maintained.
• Follow company policies, safety procedures, and applicable housing and property regulations.

Qualifications

• Valid driver's license and reliable transportation required.
• Satisfactory background and Motor Vehicle Record (MVR) checks are required as a condition of employment.
• Previous experience in property maintenance, apartment maintenance, construction, or a related field is highly preferred.
• Ability to communicate effectively in English, both verbally and in writing.
• Basic knowledge and skills in electrical, plumbing, carpentry, appliance repair, and general building maintenance.
• HVAC certification is a significant advantage.
• EPA certification is beneficial.
• Strong communication and interpersonal skills.
• Ability to work independently, prioritize tasks, troubleshoot problems, and follow through.
• Professional attitude and commitment to providing excellent service.
• Strong attention to detail and pride in maintaining a high-quality residential community.

PHYSICAL REQUIREMENTS

• Ability to perform routine physical and manual labor associated with property maintenance.
• Ability to lift objects weighing over 50 pounds.
• Ability to work indoors and outdoors and in various weather conditions.
• Ability to safely use maintenance tools, equipment, and machinery.

ON-CALL REQUIREMENT

This position participates in the property's on-call rotation and must be available to respond to emergency maintenance needs as scheduled.
