Position Overview

As a Floating Maintenance Technician I, you will be responsible for HVAC work and coordinating tasks across our 4 Downtown Cleveland Properties. You will assist with special projects, maintain property condition including exteriors, common areas, vacant units, and grounds, and perform preventative and corrective maintenance. You will also maintain relationships with vendors and report to the Maintenance Supervisor or Property Manager depending on the property size.

Essential Functions and Responsibilities

1. Clean and restore recently vacated apartments.
2. Maintain cleanliness of facilities and grounds.
3. Change bulbs, locks, and assist with appliance installation.
4. Perform painting, caulking, drywall repair, and manage exterior/interior maintenance tasks.
5. Inspect units for repairs and quality control.
6. Assist with trash removal and prepping units for new tenants.
7. Diagnose and repair routine maintenance issues including electrical, plumbing, HVAC, and appliances.

Required Education and Experience

• Minimum 1 year of related experience.
• Strong HVAC knowledge for small and large systems.
• Reliable transportation and willingness to travel (1-3 days, weekly if needed).
• Excellent communication and customer service skills.
• Ability to analyze problems, propose solutions, and work independently or in teams.
• Knowledge of building maintenance, minor repairs, and power tools.
• Ability to handle difficult customer situations and prioritize tasks effectively.

Work Conditions & Physical Demands

• Work indoors and outdoors, exposed to various weather conditions.
• Physical ability to lift up to 20 pounds, stand, walk, climb stairs, and perform manual tasks.
• Specific vision abilities required.
