Job summary
Newbury Residential, Inc. is seeking a full-time Floating Maintenance Technician to support our Greater Nashville Area communities. The role offers an hourly wage starting at $28+ with a comprehensive benefits package and long-term growth opportunities.
The candidate will oversee maintenance across multiple properties, perform make-ready tasks, and maintain communication with residents and vendors. Travel between sites is expected as part of the job responsibilities.
Qualifications
- Experience in maintenance/renovation including HVAC, plumbing, electrical, carpentry, and appliance repair.
- Minimum of 2–3 years in property maintenance; multifamily exp preferred.
- Strong communication with residents, vendors, contractors, and team members.
- Ability to prioritize and manage multiple tasks in a fast-paced environment.
- Reliable transportation to travel between properties or offsite as needed.
Responsibilities
- Oversee all work orders for maintenance and repair across trades.
- Perform make-ready tasks to prepare apartments for new residents.
- Maintain clear communication with residents, employees, and vendors.
- Identify and address maintenance issues proactively to improve property operations.
- Maintain notes on all work orders and progress; ensure tasks meet schedule and budget.

- Comprehensive knowledge of maintenance and/or renovation, including HVAC, plumbing, electrical, carpentry, and appliance repair. EPA certification & HVAC repair experience preferred
- Minimum of 2–3 years of hands‑on experience in property maintenance. Multifamily experience preferred
- Strong communication skills and the ability to interact professionally with residents, vendors, contractors, and team members
- Ability to prioritize and effectively manage multiple tasks in a fast‑paced environment
- Reliable transportation with the ability to travel between properties or offsite as needed
- Must supply and maintain basic hand and power tools required for the position
- Proficiency in smart phone applications
- High school diploma or GED required; additional technical, vocational, or trade school training is preferred
- Ability to successfully pass a background check, with any criminal convictions considered based on relevance to the position and in compliance with applicable laws
- Must be available to respond to after‑hours emergency maintenance calls
- Ability to stand, walk, and perform physical labor for extended periods
- Capability to operate maintenance tools and equipment safely and effectively
- Must be able to lift and carry up to 50‑lbs
