Floating Leasing Specialist Job Overview

The Leasing Specialist acts as the critical link between the on-site Leasing Office and the Main Office, managing the full leasing cycle for their assigned residential portfolio. This includes responsibilities from initial applications and lease renewals to final move-outs. The role requires independent decision-making, discretion, and careful judgment—particularly in approving applications that may fall outside established guidelines, as these decisions can carry significant financial consequences for the company.

This is a high-volume, high-pressure role without commission-based incentives. Success in this position demands a high degree of professionalism, accuracy, and responsiveness.

Responsibilities and Duties
  1. Maintain current and precise apartment availability data via leasing activity reports.
  2. Serve as the primary point of contact for all leasing-related matters for assigned properties.
  3. Independently review and approve apartment applications, ensuring compliance with company standards and the ability to make sound exceptions when needed.
  4. Process new lease agreements and oversee tenant vacate procedures.
  5. Oversee the lease renewal process to maximize rent increases and minimize turnover.
  6. Review and approve Owner Paid (OP) invoices submitted by brokerage firms.
  7. Prepare and submit payroll for assigned Leasing Agents.
  8. Respond to tenant inquiries regarding lease terms and concerns.
  9. Conduct monthly on-site inspections of managed properties.
  10. Exercise discretion to deviate from general procedures when appropriate.
  11. Fulfill other responsibilities as delegated by the Assistant Director of Leasing.
Qualifications
  • Minimum 3 years of experience in a leasing specialist or equivalent role.
  • Working knowledge of Rent Stabilization guidelines.
  • Proficient in interpreting and evaluating credit reports.
  • Strong verbal and written communication skills.
  • Proficient in Microsoft Word and Excel.
  • Highly organized with keen attention to detail.
  • Experience with MRI Software is preferred.
Compensation

$60,000-$70,000
