Atlantic Pacific Companies in Miami, FL is seeking an experienced Floating Leasing Consultant for our Affordable communities. You will lease apartments, assist residents, and promote the community while delivering exceptional service.

You will screen applicants, coordinate tours, process applications, and help manage move-ins and resident communications. A strong background in LIHTC, HUD regulations, and property software is preferred.

Qualifications

• High School Diploma required with 1–2 years related experience in residential services, customer service, or sales.
• LIHTC/Affordable housing experience preferred.
• Experience with marketing, sales, and customer service.

Responsabilités

• Answer phones, provide leasing information, schedule tours, take maintenance requests, and assist residents.
• Welcome and show prospective residents the property, explain the application process, and prepare move-in packets.
• Explain lease terms, policies, and move-in procedures; review gate cards and access codes per HUD/LIHTC rules.
• Walk residents through move-in, complete inventory sheets, and secure signatures before keys are released.
• Assist in handling resident service requests and various concerns as needed.
• Draft and deliver community and resident letters with Manager approval.
• Screen applications, sign leases, and collect fees and rents per HUD/LIHTC requirements.
• Keep the leasing office clean and follow up on work orders.

Our Company is seeking: An experienced and highly motivated Floating Leasing Consultant for our Affordable communities, in Miami, FL.

Job Description Summary:

The Floating Leasing Consultant is responsible for leasing out community apartments and assisting tenants with their needs. Their duties include meeting with prospective tenants to determine lease terms, receiving security deposits, and coordinating with current tenants to discuss lease changes, and best promote the business.

Responsibilities:

• Answers telephones and provide leasing information, schedule appointments for tours, take maintenance requests, assist residents with needs, etc.
• Welcomes and shows prospective residents the property, explain the application process. Prepares move-in packet upon approval of the application.
• Reviews and explain information to resident (i.e., gate cards, gate codes, lease, community policies and move-in inventory), based on HUD, LIHTC programs.
• Walks with a resident upon move-in to complete the move-in inventory sheet and ensure signature prior to keys being released.
• Assists in the handling of resident service request and various concerns as required.
• Types up and delivers Community and resident letters with Manager approval.
• Ensures all proper screening of applications, reviews and signs lease agreements and ensures proper collection of fees and rents, based on the HUD/LIHTC regulations accurately and timely.
• Assist in keeping the office neat and clean.
• Assist in follow-up on work orders.

Requirements:

• High School Diploma and one to two years related experience and/or training in residential services, customer service, or sales or equivalent combination of education and experience.
• One year of LIHTC/Affordable housing experience.
• Previous experience with marketing, sales, and customer service
• Experience with Bluemoon, Yieldstart preferred and Onsite or Yardi (CRM, Voyager, P2P) required.
• Proficient in computer software including but not limited to, Microsoft Office (Excel, Word and Outlook)
• Cover leasing office on weekend shifts as needed
