Atlantic Pacific Companies is seeking a Floating Leasing Consultant for our Affordable communities in Miami, FL. You will lease apartments, assist tenants, and coordinate lease changes while promoting the property’s value.

Responsibilities include handling calls, tours, application guidance, move-in processes, and compliance with HUD/LIHTC regulations. Prior leasing or housing experience and familiarity with Yardi/Onsite are highly valued.

Qualifications

• Requires High School Diploma or equivalent.
• LIHTC/Affordable housing experience preferred.
• Experience in marketing, sales and customer service must be demonstrated.

Responsibilities

• Answer phones and provide leasing information; schedule tours.
• Welcome and show prospective residents; explain the application process.
• Explain lease terms, gate cards, and community policies per HUD/LIHTC.
• Walk new residents through move-in process and inventory validation.
• Assist with resident service requests and follow-up on work orders.

Our Company is seeking: An experienced and highly motivated Floating Leasing Consultant for our Affordable communities, in Miami, FL.

Job Description Summary:

The Floating Leasing Consultant is responsible for leasing out community apartments and assisting tenants with their needs. Their duties include meeting with prospective tenants to determine lease terms, receiving security deposits, and coordinating with current tenants to discuss lease changes, and best promote the business.

Responsibilities:

• Answers telephones and provide leasing information, schedule appointments for tours, take maintenance requests, assist residents with needs, etc.


• Welcomes and shows prospective residents the property, explain the application process. Prepares move-in packet upon approval of the application.


• Reviews and explain information to resident (i.e., gate cards, gate codes, lease, community policies and move-in inventory), based on HUD, LIHTC programs.


• Walks with a resident upon move-in to complete the move-in inventory sheet and ensure signature prior to keys being released.


• Assists in the handling of resident service request and various concerns as required.


• Types up and delivers Community and resident letters with Manager approval.


• Ensures all proper screening of applications, reviews and signs lease agreements and ensures proper collection of fees and rents, based on the HUD/LIHTC regulations accurately and timely.


• Assist in keeping the office neat and clean.


• Assist in follow-up on work orders.

Requirements:

• High School Diploma and one to two years related experience and/or training in residential services, customer service, or sales or equivalent combination of education and experience.


• One year of LIHTC/Affordable housing experience.


• Previous experience with marketing, sales, and customer service


• Experience with Bluemoon, Yieldstart preferred and Onsite or Yardi (CRM, Voyager, P2P) required.


• Proficient in computer software including but not limited to, Microsoft Office (Excel, Word and Outlook)


• Cover leasing office on weekend shifts as needed
