Job summary

Colliers International in Indianapolis is seeking a Financial Analyst to provide expert financial analysis and underwriting support for commercial real estate transactions across industrial, office, and retail properties.

You will underwrite acquisitions, dispositions, and development opportunities in ARGUS and Excel, analyze rent rolls and operating statements, and collaborate with senior advisors to deliver data-driven conclusions.

Qualifications

  • Bachelor's degree in Finance, Business Administration, Accounting, Economics or related area
  • 2-4 years' experience in commercial real estate, capital markets or corporate finance
  • Advanced proficiency in Microsoft Excel, with experience developing cash flow models and in-depth financial analysis
  • Commercial Real Estate experience preferred
  • ARGUS experience preferred #LI-SD1 #LI-Onsite

Responsibilities

  • Underwrite acquisitions, dispositions, and development opportunities in ARGUS and Excel, including property-level cash flow projections, development pro formas, discounted cash flow analyses, valuation sensitivities, debt scenarios, and levered and unlevered returns.
  • Support equity capital raises and joint venture assignments for ground-up developments, including analysis of development budgets, construction and lease-up assumptions, sources and uses, capital structures, and projected investor returns.
  • Analyze rent rolls, leases, historical operating statements, budgets, expense recoveries, capital expenditures, and other property-level information to develop and support underwriting assumptions.
  • Develop market-supported assumptions through analysis of comparable sales and leases, market fundamentals, tenant credit, replacement costs, development activity, and current capital markets conditions in conjunction with local leasing teams.
  • Translate complex financial and property-level information into clear, concise conclusions that senior advisors, clients, and investors can use to make decisions.
  • Coordinate with clients, property managers, leasing teams, lenders, attorneys, and third-party consultants to collect and validate information throughout underwriting, marketing, and due diligence.

As a Financial Analyst you will be at the heart of our support operations by providing expert financial analysis and other analytical work to support transaction management the capital markets team based in Indianapolis, Indiana. In this role, you will…
  • Work closely with the Senior Analyst and senior advisors to support investment sales and equity-raising assignments across industrial, office, and retail properties throughout the Midwest.
  • Underwrite acquisitions, dispositions, and ground-up development opportunities in ARGUS and Excel, including property-level cash flow projections, development pro formas, discounted cash flow analyses, valuation sensitivities, debt scenarios, and levered and unlevered returns.
  • Support equity capital raises and joint venture assignments for ground-up developments, including analysis of development budgets, construction and lease-up assumptions, sources and uses, capital structures, and projected investor returns.
  • Analyze rent rolls, leases, historical operating statements, budgets, expense recoveries, capital expenditures, and other property-level information to develop and support underwriting assumptions.
  • Apply critical thinking and sound judgment to evaluate incomplete or conflicting information, identify the key issues affecting an assignment, and develop practical solutions without requiring a fully prescribed process.
  • Identify missing information, inconsistencies, and potential areas of concern within property financials, leases, development assumptions, and due diligence materials, and determine the most efficient path to resolve them.
  • Develop market-supported assumptions through analysis of comparable sales and leases, market fundamentals, tenant credit, replacement costs, development activity, and current capital markets conditions in conjunction with local leasing teams.
  • Look beyond model outputs to identify investment strengths, risks, value-creation opportunities, trends, outliers, and logical inconsistencies that may influence valuation, deal structure, and transaction positioning.
  • Translate complex financial and property-level information into clear, concise conclusions that senior advisors, clients, and investors can use to make decisions.
  • Participate in client meetings, valuation presentations, investor calls, and internal strategy discussions, including presenting and defending underwriting assumptions and financial conclusions.
  • Coordinate with clients, property managers, leasing teams, lenders, attorneys, and third-party consultants to collect and validate information throughout underwriting, marketing, and due diligence.
  • Manage multiple active assignments and shifting priorities, independently determining how to organize and complete work accurately within transaction-driven deadlines.
  • Leverage AI, automation, and other technology to improve research, analysis, reporting, document preparation, and recurring team workflows while exercising appropriate judgment, quality control, and confidentiality.
  • Approach assignments and existing processes with curiosity, proactively identify inefficiencies, and recommend practical improvements that increase the team’s accuracy, consistency, and speed.
  • Maintain and improve underwriting templates, comparable databases, investor information, reporting tools, and other team processes.
