Job summary

American Homes 4 Rent, L.P. is hiring a Field Technician Community to support tenant turns and occupied maintenance across AMH properties in the Charleston area.

You will perform repairs, preventive maintenance, HVAC service, and safety inspections while ensuring property standards meet company guidelines. The role requires strong problem-solving, the ability to work independently, and familiarity with FieldOne/CRM tools.

Qualifications

• High school diploma or GED is preferred.
• An Associate degree or technical certification is preferred.
• Minimum two years of residential/property maintenance experience; five years if no education.
• Valid driver’s license is required.
• HVAC experience and EPA Type II or Universal certification preferred.
• Proficient with basic and power hand tools.
• Familiarity with FieldOne, CRM systems, and Apple iPad is preferred.
• MS Office knowledge required.
• Understanding OSHA safety standards.
• Strong problem-solving, planning, and organizational skills.
• Ability to work independently and with teams.
• Able to climb ladders and perform physical tasks.

Responsibilities

• Perform scheduled home repairs and preventive maintenance.
• Address maintenance issues in occupied homes.
• Conduct move-out inspections and manage tenant turns.
• Inspect community amenities and buildings for safety and cleanliness.
• Order supplies for assigned sites.
• Service HVAC systems and conduct efficiency testing.
• Verify contractor work quality and manage punch lists.
• Support move-out processes and cost estimates for security deposits.
• Document maintenance needs and report lease violations.
