Job summary

Diego Beekman Mutual Housing Association in the Bronx, NY is seeking a thorough Field Supervisor to join our maintenance team. You will oversee day-to-day activities, assist the Director of Maintenance with work orders, and conduct field inspections to evaluate staff performance.

• 3-5 years of relevant work experience.
• Less than a year of supervisory experience.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Experience with computer systems, particularly Microsoft Office.
• Excellent customer service skills.
• Solid verbal and written communication skills.
• Outstanding supervisory skills.
• Ability to manage and work with a diverse group of people and personalities.

Responsibilities

• Oversees, along with the Maintenance Director, the day-to-day oversight of maintenance team members: Maintain a close and highly responsive relationship to the day-to-day activities of the Porters, Maintenance Handyman, contractors and others to facilitate the service order and common area maintenance requirements for the interior and exteriors of the buildings.
• Adjust porter’s schedules as needed to complete all work requests in a timely manner.
• Works with Maintenance Director to develop and support porters by assisting in the coordination of porter training, vacation and call-out coverage, and weekly and monthly company meetings.
• May be responsible for certain maintenance duties as required, specifically with communication systems, access system technology, roof fans, etc.
• Participate in the recommendation of hiring, firing, and disciplining employees, along with the Director of Maintenance (DOM).
• The Field Supervisor will also assess, propose, and provide training to maintenance personnel.
• Lastly, this person will also be responsible for review of open positions and working with the DOM and/or Property Manager to fill in a timely fashion.
• Perform Quality Control checks for common area cleanliness, common area maintenance, and service request process for technician and subcontracted work to ensure time and quality expectations are met.
• Perform Quality Control checks throughout the property and document via standardized reporting tools and documents to ensure time and quality expectations are met.
• Service Order Coordination includes roll call activities, distribution and collection of work orders, assisting the Maintenance Director with running work order analytic reports, and assisting the Maintenance Director in ensuring the Yardi database accurately reflects work orders that are one, in progress, and complete.
• Troubleshoot and service office internet, network, computers, printers, phone lines, and similar.
• Partner with Diego Beekman security to advise on proper maintenance of systems, cameras, and other investigative tools in an effort to make Schneider Electric’s time on site effective and productive.

Diego Beekman Mutual Housing Association is seeking a thorough and attentive Field Supervisor to join our team at Diego Beekman, a 1,200-unit property in the Bronx, NY.

In this role, you will be Primarily responsible for assisting with the overall operation of the maintenance department by: conducting morning roll calls for porters, handymen and superintendents, working with the Director of Maintenance (DOM) to evaluate work orders and distribute to staff for completion, and conduct field inspections to evaluate work performance of department staff members.

The salary range offered for this role is $70,000 - $80,000 annually. Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.
