Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor to oversee facilities at our State College property, reporting to the Property Manager. You’ll lead the maintenance team, train staff, prioritize work orders and ensure high-quality HVAC, electrical, plumbing and carpentry tasks.

This full-time, on-site role requires 2+ years in student housing maintenance with supervisory experience, EPA Type I & II, and CPO certification (or ability to obtain within 6 months).

Qualifications

• 2+ years in student housing maintenance with supervisory experience.
• EPA Type I & II certification required.
• CPO certification required or ability to obtain within 6 months.
• Must live within 30 miles and be able to participate in on-call duties.

Responsibilities

• Oversee and lead the maintenance team, including training, motivation, and development.
• Prioritize, assign, and quality-control work orders and monitor daily completion.
• Supervise high-level work orders in HVAC, electrical, plumbing and carpentry.
• Obtain contracts from vendors, negotiate pricing, and schedule work.
• Manage unit turnover and make-readies for new residents.
• Execute preventative maintenance to maintain curb appeal and property integrity.
• Assist with maintenance budget development and parts inventory control.
• Coordinate construction/renovation projects with vendors and scheduling.
• Maintain organization and cleanliness of work areas and shops.
• Participate in on-call emergency duties.
