Job summary

Real Property Management Miami Metro is seeking a Field Inspector to conduct on-site inspections of managed properties, ensure lease compliance, and document findings with detailed reports and photos. You will coordinate with property managers, maintenance teams, and vendors, manage access, and help maintain asset quality while supporting tenant satisfaction.

The role requires a self-motivated, professional individual who can plan routes, identify issues early, and escalate safety concerns

Qualifications

• Must have a clean driving record and a reliable vehicle.
• Able to pass a background check and drug screening.
• Mileage reimbursement provided if required.

Responsibilities

• Conduct routine and scheduled field inspections to assess property condition, cleanliness, and lease compliance.
• Identify maintenance issues, safety hazards, unauthorized occupants, and lease violations in the field.
• Document inspection findings with detailed reports, photos, notes, and recommendations in company systems.
• Create a Make Ready Inspection Estimate from Move Out Inspections for repairs to achieve rent-ready condition.
• Install, maintain, track, and retrieve code boxes/lockboxes for secure access by authorized personnel.
• Place, adjust, and remove “For Rent” signage to support leasing efforts and consistent branding.
• Verify property readiness for showings, including exterior presentation, signage visibility, and access functionality.
• Coordinate with property managers, maintenance teams, and vendors to report issues and follow up on corrections.
• Conduct move-in/move-out/make ready/vacancy inspections to assess condition and required repairs or cleaning.
• Maintain schedules and plan daily routes to maximize productivity across assigned zones.
• Interact professionally with tenants, neighbors, and the public while representing the company in the field.
• Escalate urgent safety risks, property damage, or security concerns immediately.
• Monitor and track KPIs for improved company performance.
