Job summary

VPG Enterprise seeks a hands-on Senior Property Manager to lead operations for a growing portfolio of up to 800 units in New Orleans, LA. You’ll supervise property teams, drive financial performance, and ensure resident satisfaction.

This field‑driven role partners with the Director of Property Management to scale the portfolio and protect asset value. You will conduct weekly meetings, manage budgets, and coach teams to deliver high standards of service and compliance.

Qualifications

• Strong leadership, coaching, and performance-management skills.
• Advanced understanding of rent operations, financial reporting, and budgeting.
• Knowledge of affordable housing compliance, including LIHTC.
• Strong interpersonal communication, negotiation, and problem-solving skills.
• Ability to manage productivity and performance across multiple sites.

Responsibilities

• Lead and supervise Property Managers, Assistant Property Managers, leasing teams, and maintenance personnel across properties.
• Conduct weekly operations meetings, site walk-throughs, and performance check-ins.
• Delegate tasks aligned with priorities and KPIs.
• Partner with HR on hiring, onboarding, training, and corrective action.
• Lead training, coaching, development, and retention of teams, including performance reviews.
• Oversee vendor performance, contracts, and service quality.
• Monitor staff morale and foster a positive, professional culture.
• Translate organizational mission into actionable quarterly and annual plans.
• Collaborate cross-departmentally to ensure reporting is accurate and on time.
• Lead operational meetings to review performance metrics and accountability.
• Communicate priorities and changes to teams clearly.
• Identify operational gaps and performance issues across properties.
• Oversee delinquency targets and payment processing.
• Monitor budgets, approvals, and invoices.
