Job description

LEAD THE PORTFOLIO. RAISE THE STANDARD. DEVELOP THE TEAM.

At VPG, our Senior Property Managers don't just keep properties running — they set the standard for how a portfolio should perform. We're looking for an experienced, hands‑on leader who can drive operational excellence, financial performance, and resident satisfaction across a growing portfolio of up to 800 units.

You’ll lead property‑level teams, translate organizational goals into on‑the‑ground execution, and serve as the critical link between the field and senior leadership — proactively flagging risk, coaching teams, and protecting asset value every step of the way.

If you're the kind of property management leader who thrives in the field, holds teams accountable, and knows how to turn strategy into results property by property, let’s talk.

Why Lead Property Management at VPG?
  • Real ownership — Lead a portfolio of up to 800 units and be accountable for its performance.
  • Leadership impact — Coach, develop, and hold property teams accountable to a high standard.
  • Room to grow — Partner directly with the Director of Property Management and help shape how the portfolio scales.
  • Field‑first culture — Spend your time where it matters most — on‑site, with your teams and residents.
What You’ll Do:
  • Lead and supervise Property Managers, Assistant Property Managers, leasing teams, and maintenance personnel across assigned properties.
  • Conduct weekly operations meetings, site walk‑throughs, and performance check‑ins.
  • Delegate tasks aligned with priorities and KPIs.
  • Partner with HR on hiring, onboarding, training, and corrective action.
  • Lead training, coaching, development, and retention of teams, including performance reviews.
  • Oversee vendor performance, contracts, and service quality.
  • Monitor staff morale and foster a positive, professional culture.
  • Translate organizational mission and priorities into actionable quarterly and annual plans.
  • Collaborate cross‑departmentally to ensure daily, weekly, and monthly reporting is accurate and on time.
  • Lead operational meetings to review performance metrics, set expectations, and assign accountability.
  • Communicate priorities, initiatives, and organizational changes to teams clearly and consistently.
  • Identify and address operational gaps and performance issues across properties.
  • Oversee delinquency targets; ensure timely payments, agency deposits, and collection follow‑through.
  • Monitor monthly budgets, spending approvals, invoice processing, and credit card reconciliation.
  • Prepare accurate and timely monthly financial reporting and quarterly forecasts.
  • Perform physical property walks to ensure safety, cleanliness, and operational standards.
  • Oversee maintenance operations to meet inspection standards and asset‑preservation goals; ensure work orders are assigned, tracked, and closed within defined timelines.
  • Conduct random quality checks for maintenance, make‑ready, leasing, and all other VPG SOPs and processes.
  • Direct marketing initiatives and ensure brand alignment with company standards.
  • Review market surveys conducted by onsite teams and adjust pricing and renewal strategies based on competition and demand.
  • Ensure accurate execution of move‑in and move‑out processes.
  • Ensure compliance with LIHTC and affordable housing regulations.
  • Monitor agency inspection outcomes, abatements, and corrective actions.
  • Monitor compliance of follow‑up responses during inspections and certification periods.
  • Oversee timely resolution of resident concerns and service requests.
  • Track customer satisfaction indicators and adjust operational strategies accordingly.
  • Provide cross‑property support for distressed properties and vacant seats.
  • Partner with the Director of Property Management by proactively escalating matters that exceed delegated authority, involve legal or financial risk, or require executive‑level guidance or approval.
  • Perform other duties and special projects as assigned.
Requirements:
  • Strong leadership, coaching, and performance‑management skills.
  • Advanced understanding of rent operations, financial reporting, and budgeting.
  • Knowledge of affordable housing compliance, including LIHTC.

Preferred Experience:

  • 5+ years of property management experience, preferably managing multiple sites.
  • Experience supervising property‑level personnel.
  • LIHTC experience required; ability to obtain certification required.

  • Asset quality is preserved through consistent inspections and maintenance follow‑through.
