Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor to oversee the on-site maintenance team at The Reserve at Mill Run in Hilliard, OH. The role involves ~75% field work, supervision, and collaboration with the Property Manager to uphold exceptional resident services.

You will manage work orders, vendor contracts, and preventative maintenance while supporting the budget and turnover readiness for new residents. A strong technical background and leadership are essential.

Qualifications

• High school diploma or equivalent required; bachelor's preferred.
• At least 2 years in student housing or multi-family maintenance.
• Previous supervisory experience strongly preferred.
• EPA Type I and II Certification required.
• CPO certification required or within 6 months at properties with a pool.

Responsibilities

• Oversee and lead the maintenance team with training and development.
• Prioritize and quality check work orders.
• Supervise HVAC, electrical, plumbing, and carpentry tasks.
• Obtain vendor proposals and manage contracts.
• Manage turnover and make-readies for new residents.
• Implement preventative maintenance and budget management.
• Coordinate construction and rehab projects with Facilities team.
• Maintain organized work areas and participate in on-call duties.
• Support budget and inventory control.
