Job summary

Coastal Ridge Real Estate, a vertically integrated multifamily real estate operator and developer, seeks a Maintenance Supervisor for The Reserve at Mill Run in Hilliard, OH. You’ll lead the on-site maintenance team, spend ~75% of time in the field, and coordinate with the Property Manager to maintain exceptional resident service.

Qualifications

• High school degree or equivalent; bachelor’s preferred.
• At least 2 years’ experience in student housing or conventional multi-family maintenance.
• Supervisory experience preferred.
• EPA Certification (Type I and II) required.
• CPO certification required or ability to obtain within 6 months at properties with a pool.
• Must live within 30 miles of the assigned property and have reliable transportation for on-call duties.

Responsibilities

• Oversee and lead the maintenance team, including training, motivation, and development.
• Prioritize, assign, and provide quality control of work orders.
• Supervise high-level, technically proficient work orders (HVAC, electrical, plumbing, carpentry).
• Obtain contracts and proposals from vendors and negotiate pricing.
• Manage turnover of units and make-readies for new residents.
• Execute preventive maintenance plans to maintain curb appeal and property integrity.
• Assist in maintenance budget development and cost control.
• Coordinate construction/rehabilitation projects with facilities and vendors.
• Ensure organization and cleanliness of work areas and shops.
• Participate in on-call emergency duties.
• Perform other duties as directed.
