Job summary

VESTA MANAGEMENT CORPORATION is seeking an experienced Affordable Housing Recertification Specialist to support operations at our communities in the Bridgeport, CT area. This role requires travel between several western CT communities and a focus on LIHTC, Section 8/HUD, HOME, and other subsidized housing programs.

Responsibilities include processing annual/interim certifications, verifying income/assets, calculating rent adjustments, and maintaining compliant resident files.

Qualifications

• High school diploma or equivalent required.
• 1–3 years of affordable housing compliance or related administrative experience.
• COS/TCS/C3P or NCP certification preferred.
• Background check and drug screening required.

Responsibilities

• Process annual, interim, and initial certifications/recertifications per program guidelines (LIHTC, Section 8, HUD Multifamily, HOME, and other applicable programs).
• Verify resident income, assets, and household composition using third-party verification methods.
• Prepare and distribute recertification notices to residents within required timeframes.
• Review and audit resident files for accuracy and completeness prior to submission.
• Calculate rent and utility allowance adjustments based on verified income.
• Maintain accurate resident files in compliance with program requirements and company recordkeeping standards.
• Enter and update resident data in property management/compliance software (e.g., Yardi).
• Coordinate with Property Managers and Compliance staff to resolve discrepancies or missing documentation.
• Track and manage recertification calendars/deadlines to ensure timely processing and avoid compliance lapses.
• Prepare files for internal audits, state housing agency monitoring visits, and HUD/REAC inspections.
• Stay current on changing regulations, income limits, and program requirements (HUD, LIHTC, state HFA guidelines).
• Assist with move-in certifications and waitlist eligibility screening as needed.
