Job summary

United Aviate Academy maintains residential, commercial, and institutional facilities, performing preventive maintenance on HVAC, plumbing, electrical, carpentry, and painting tasks. Qualifications

  • High school diploma or GED preferred.
  • 1–2 years of general maintenance or construction experience preferred.
  • Basic knowledge of plumbing, electrical systems, carpentry, painting, HVAC fundamentals, general building maintenance.
  • Ability to use hand and power tools safely.
  • Valid driver's license with acceptable driving record.
  • Ability to communicate effectively with staff, residents, vendors, and management.

Responsibilities

  • Complete daily work orders in a timely and professional manner.
  • Perform basic preventive maintenance on building systems and equipment.
  • Repair and replace light fixtures, lamps, switches, outlets, and ballasts.
  • Perform basic plumbing repairs, including unclogging drains, repairing faucets, replacing toilets, and fixing leaks.
  • Complete minor carpentry work such as repairing doors, locks, cabinets, drywall, and ceiling tiles.
  • Paint, patch, and perform general building repairs.
  • Assist with HVAC preventive maintenance, including changing filters, cleaning coils, and monitoring equipment performance.
  • Assist with evaporative cooler maintenance and seasonal startup/shutdown.
  • Respond to emergency maintenance requests as assigned.
  • Move furniture, equipment, and supplies as needed.
  • Maintain clean mechanical rooms, storage areas, and maintenance shops.
  • Operate maintenance equipment and power tools safely.
  • Maintain accurate work order documentation and report completed work.
  • Identify maintenance concerns and notify supervisors of potential safety hazards.
  • Follow all OSHA safety regulations, company policies, and applicable building codes.
  • Assist outside contractors as needed.
  • Participate in after-hours or emergency call-outs when required.

Physical Requirements
  • Frequently lift and carry up to 50 pounds.
  • Occasionally lift up to 75 pounds with assistance.
  • Stand, walk, bend, kneel, squat, climb ladders, and crawl for extended periods.
  • Work indoors and outdoors in varying weather conditions, including extreme heat.
  • Ability to work in confined spaces and at heights when necessary.

  • Basic troubleshooting and problem-solving abilities.

Preferred Certifications
  • OSHA 10 (preferred but not required)
  • EPA Section 608 Certification (preferred but not required)
  • First Aid/CPR Certification (preferred but not required)
Work Environment

The Maintenance Technician I works in residential, commercial, and institutional facilities, including mechanical rooms, rooftops, kitchens, offices, and outdoor areas. The position may require occasional evening, weekend, holiday, or emergency work.
