Job summary

KING AND GEORGE LLC is seeking a full-time Facility Manager and Real Property Maintenance Manager at an on-site location (Pittsburgh Air Reserve Station, Coraopolis, PA). The role directs daily real property maintenance, prioritizes work, and coordinates multi-trade efforts to ensure mission readiness and facility reliability.

The candidate will oversee preventive and corrective maintenance through CMMS and coordinate outages, resources, and testing.

Qualifications

• Read, write and speak English fluently when interfacing with Government representatives.

Job Details: Job Location: Pittsburgh Air Reserve Station - Coraopolis, PA 15108, Position Title: Facility Manager and Real Property Maintenance Manager

Area of Requirement: Pittsburgh Air Reserve Station, Coraopolis, PA 15108

Scope of Position

Lead real property operations and maintenance as the full-time on-site Facility/RPM Manager, with authority to direct daily operations and coordinate multi-trade work. Manage preventive and corrective maintenance through Work Control, skilled trades, production control, estimating and supply support. Use NexGen IT performance information and the secondary CMMS to balance workload, protect planned maintenance and respond to changing mission needs. Coordinate outages, resources, subcontract support and restoration testing, with particular attention to critical facilities and after-hours emergencies.

Tasks and Capabilities Required

• Plan, lead and troubleshoot corrective maintenance, preventive maintenance and plant operations.
• Track work tasks and coordinate priorities, emergencies and status with the Base Civil Engineer.
• Provide manager or qualified alternate availability for on-base meetings within 30 minutes during core hours and on-site response within one hour after hours, 24/7.
• Maintain exclusive assignment to this position and designated alternate coverage.
• Review PM completion, corrective work priorities, backlog and available resources and adjust assignments within qualification and position restrictions.
• Coordinate multi-trade emergency response, system isolation, repair planning and restoration with Work Control and affected customers.
• Use estimator input, RSMeans/Whitestone workload information and field findings to validate resource requirements.
• Verify credential coverage and work readiness before licensed or specialized tasks are assigned.
• Ensure completion evidence, test results and follow-up tasks are recorded and that QCM review remains independent of work execution.
• Maintain required core-hour and after-hours availability; remain assigned to this position without additional duties outside its scope.

Mandatory Experience and Certifications

• Current IFMA Certified Facility Manager (CFM), Facility Management Professional (FMP), or equivalent credential. Experience cannot substitute.
• At least six years of management-level experience in construction, maintenance, and/or operation of facilities and utilities.

Additional required capabilities and onboarding

• Demonstrated ability to lead multi-trade work, troubleshoot facility service problems and coordinate emergency restoration.
• Ability to use CMMS work status and performance reports to manage maintenance priorities, resources and customer communications.
• Maintain required on-site core-hour coverage and after-hours availability for the assigned position.
• Read, write and speak English fluently when interfacing with Government representatives; provide current qualification records for verification.
• Complete required background/access processing, HSPD-12 credentialing and applicable onboarding/safety training before the assigned duties; complete the proposal's Lautenberg certification process.

Preferred or Desired Certifications

• Degree or certification in construction, facilities management or a similar field is preferred.
• Ten years of combined construction, maintenance and facilities/utilities operations experience is preferred.
• Utility plant and system operation and maintenance experience is highly desirable.
