Job description

Thank you for your interest.

The City of Round Rock is seeking a highly skilled, forward-thinking Facility Maintenance Manager to oversee maintenance operations, renovations, and long-range planning for our municipal buildings. This role is ideal for someone who enjoys leading teams, coordinating complex projects, problem-solving, and keeping facilities running safely and efficiently.

If you’ve worked in building maintenance, property management, industrial facilities, or construction—but never thought about applying your talents in a municipal environment—this is your chance. The City offers stability, purpose-driven work, a collaborative culture, and the opportunity to make a lasting impact on buildings and systems that serve the entire community.
Posted range is the starting salary. Pay rate offered is based on experience.

Examples of Duties

In this leadership role, you’ll oversee the planning, scheduling, and execution of maintenance for all City facilities. You will:

  • Lead, train, and mentor a team of skilled technicians performing preventive and corrective maintenance across electrical, mechanical, HVAC, plumbing, water systems, chemical systems, and electronic controls
  • Prioritize and manage maintenance work orders, service requests, and facility needs across all municipal buildings
  • Coordinate renovation projects, contract work, consultant support, and cross-departmental collaboration
  • Read and interpret codes, blueprints, specifications, estimates, work orders, reports, and related documents
  • Provide outstanding customer service by responding promptly, efficiently, and positively to City staff and department needs
  • Oversee implementation and performance of ongoing maintenance contracts, ensuring contractors meet standards and customer concerns are resolved
  • Prepare documentation for capital improvements and manage project budgeting, financial tracking, and expense requisitions
  • Troubleshoot and manage systems such as power feeders, transformers, generators, switchgear, AC/DC drives, PLCs, UPS systems, air handling units, CRAC units, energy management systems, and automation equipment
  • Train staff on modern facility systems and technologies—including HVAC controls, building automation, maintenance management software, and energy management tools
  • Respond to facilities-related emergencies, participate in on-call rotation, and coordinate after-hours repairs when needed

This role is both strategic and hands‑on—perfect for someone who likes leading people, improving systems, and ensuring building reliability every day.

Who You Are

You’re a problem‑solver, a planner, and a mentor. You understand both the “big picture” of facility operations and the technical components behind electrical, HVAC, and mechanical systems. You bring strong communication skills, a customer‑focused mindset, and confidence supervising staff and contractors.

You’ll excel here if you:

  • Enjoy leading and developing technicians
  • Have experience juggling multiple facility priorities at once
  • Communicate clearly with contractors, staff, leadership, and vendors
  • Are comfortable making decisions and managing projects from start to finish
  • Thrive in a role that mixes technical knowledge with team leadership, planning budgeting, and customer service

Municipal experience is not required. Many successful candidates come from commercial, industrial, or large‑scale property management settings.

Minimum Qualifications
  • Bachelor’s degree from an accredited college or university
    • Additional work experience may substitute for the degree on a year‑for‑year basis
  • Minimum five years of progressively responsible facility maintenance experience, including two years in a leadership role
  • Working knowledge of a broad range of trades including electrical, mechanical, HVAC, temperature controls, and building automation systems
  • Technical familiarity with equipment such as power feeders, transformers, generators, switchgear, AC/DC drives, PLCs, UPS systems, air handling units, and CRAC units
