Salary: $65,000-$72,000 (Commensurate with Experience)

The Role

Under the general direction of the Director of Maintenance, the Facility Maintenance Manager ensures that the facility is properly maintained and kept in a clean and sanitary condition. The manager must ensure all applicable regulatory requirements regarding the physical plant are strictly adhered to, and that all physical plant deficiencies are promptly addressed and corrected.

Responsibilities

What You Will Do

• Manage day-to-day operations of the Maintenance and Custodial Services contract.
• Communicate contract requirements to the Maintenance Services contractor and monitor performance to ensure compliance.
• Prepare work order requests and transmit them to the maintenance contractor.
• Verify satisfactory completion of repairs and record them in the database.
• Conduct regular inspections of client dormitories and common areas.
• Act as Samaritan’s 24-hour on-call contact for emergency repairs.
• Ensure preventive maintenance and custodial services follow scheduled timelines.
• Coordinate with Program Staff to address physical plant deficiencies identified through oversight inspections.
• Coordinate with Central Office staff to address violations and obtain necessary documentation for resolution.
• Attend Department of Buildings and Environmental Control Board hearings as required.
• Implement Quality Assurance procedures to ensure service quality.
• Provide supervision to assigned staff, both individually and in groups.

Qualifications

Who You Will Be

• High School diploma with at least five years of facilities management experience (plumbing, electrical, HVAC, boiler operations, etc.).

• Associate's Degree in Operations Management or a related field with at least three years of facilities management experience.
• FDNY F-80 Certificate of Fitness for Fire Safety and Alarm System coordination is required.
• F-89 Fire Life Safety Director certification based on facility needs.
• Proficiency in Microsoft Office Suite and overall computer literacy.
• Experience working with diverse racial, ethnic, and socioeconomic backgrounds.
