Modern Industries in Phoenix, AZ is seeking a Facilities/Building Maintenance Technician who will perform routine maintenance and repair work to keep buildings, systems, and equipment in good condition. You will carry out carpentry, plumbing, painting, electrical tasks, HVAC preventive maintenance, and roof/grounds upkeep while following safety practices.

  • High School diploma or equivalent.
  • Minimum 2 years of facilities maintenance experience or equivalent.

Responsibilities

  • Perform functions as required relating to building maintenance.
  • Perform basic carpentry, plumbing, painting, and electrical tasks to maintain buildings.
  • Perform routine commercial HVAC preventive maintenance as required.
  • Perform roof maintenance. Inspect condition of roofs. Clean roof gutters and drains.
  • Move and relocate office furniture and equipment, adjust desks, chairs and files as needed.
  • Inspect and maintain facilities, buildings and grounds. Perform routine maintenance and light grounds keeping.
  • Document inspections, logs, and work orders manually and on a computer.
  • Supports supervisors with leading and directing others and improving the efficiency and productivity on the Building Maintenance Department.
  • Semiconductor Manufacturing Lead experience preferred
  • Perform related duties as required.

Required Skills/Abilities:

  • Basic knowledge of general building construction and maintenance.
  • Basic knowledge of carpentry, plumbing, painting, and electrical work.
  • Basic knowledge of commercial HVAC systems.
  • Ability to operate a variety of hand and power tools and equipment in a safe and effective manner.
  • Ability to recognize occupational hazards and follow standard safety practices.
  • Basic knowledge of English usage, spelling, grammar and punctuation.
  • Working knowledge of basic shop math.
  • Read and interpret building and mechanical blueprints and plans.
  • Understand and follow oral and written instructions.
  • Able to communicate clearly and concisely, both orally and in writing.

Education and Experience:

  • High School diploma or equivalent.
  • Minimum 2 years of increasingly responsible general facilities maintenance experience or equivalent.

Physical Requirements:

  • Sufficient ability to perform light to moderate (30 lbs) lifting and carrying.
  • Walking and standing for prolonged periods.
  • Bending, stooping, kneeling, and crawling.
  • Working on ladders, lifts and working at heights.
