Job summary

South Suburban Park & Recreation District seeks a Facility Maintenance Lead to supervise custodial staff and oversee maintenance, repairs, and safety across our facilities. You will schedule staff, approve timesheets, coordinate with vendors, and manage work orders to keep venues clean and functional.

This on-site role requires strong leadership, hands-on maintenance knowledge, and the ability to respond to emergencies while maintaining high service standards.

Qualifications

  • Must be eighteen (18) years of age.
  • Associate's Degree in Building and Custodial Maintenance or related field.
  • One (1) year related skilled and semi-skilled labor experience inherent to custodial maintenance and facility maintenance.
  • Two (2) years’ related experience preferred.
  • Electrical, plumbing, HVAC and/or pool maintenance experience preferred.
  • Previous personnel leadership/supervision preferred.
  • Any combination of experience, training and education that demonstrates the required knowledge, skills and abilities to perform the essential functions may be considered.

Responsibilities

  • Oversees custodial services, preventative maintenance, and repair of assigned facility with a focus on safety, customer satisfaction, staff productivity, and cleanliness.
  • Plans, assigns and directs personnel engaged in custodial and preventative maintenance, special projects and work orders.
  • Coordinates with City and County agencies regarding CommunityService workers, scheduling, training, supervising paperwork and signatures.
  • Resolves issues pertaining to staffing needs, equipment maintenance and repairs, and other urgent needs at the facility.
  • Assists in preparation and monitoring of the Facility Maintenance budget, purchasing materials, chemicals, and contractual services.
  • Supervises and assists in moving and arranging furniture and equipment for programs and events.

Job description

Position Summary:

Under the supervision of the Sports Complex Manager or FacilitySupervisor, this position is responsible for the supervision of thecustodial/janitorial staff. The Facility Maintenance Lead performsskilled and supervisory work in administrative operations, custodialand preventative maintenance, construction, and repair of the facilityand related equipment. Duties include routine, quick response andemergency repairs. Performs duties in a manner consistent with thestated values of the organization.



  • Oversees custodial services, preventative maintenance, and repairof assigned facility with a strong focus on safety, customersatisfaction, staff productivity, and cleanliness.

  • Performs scheduling of staff and provides backup support includingcustodial tasks as needed. Reviews and approves employee biweeklytimesheets. Works with Payroll Department to resolve any pay issues.

  • Plans, assigns and directs personnel engaged in custodial andpreventative maintenance, special projects, off-season crews andwork order assignments.

  • Assists Sports Complex Manager/Facility Supervisor in thedevelopment of project objectives, standards and procedures.Coordinates the set-up, repair, inspection, shutdown, and custodialand preventative maintenance of the facility.

  • Supervises daily custodial and preventative maintenance of thefacility according to standards and facility expectations. Servicesassigned equipment including heating and air conditioning units andaccommodating attachments.

  • Establishes and maintains custodial and preventative maintenancemanagement programs for the facility including inventory of allmajor mechanical equipment, custodial supplies, identification andtimetable for ongoing evening tasks (i.e. repairs, cleaning,inspections, painting, etc.).

  • Attends various meetings to coordinate, plan and communicate withother departments.

  • Supervises and assists in moving and arranging furniture andequipment for programs, meetings, and special functions.

  • Accountable for appropriate vendor contacts. This includessecuring price quotes through bidding procedures, determining awardof purchase orders based on price/cost analysis, and evaluation ofvendor performance.

  • Coordinates with City and County agencies regarding CommunityService workers. Duties include scheduling, training, supervisingpaperwork and authorizing signatures for hours completed.

  • Performs the work of, or supervises the work of carpentry,painting, lock-smithing, electrical, plumbing, linoleum tile work,carpet preservation, resurfacing of hardwood floors, ceramic tilerepair, and preventative maintenance duties (filters, greasing,oiling, belts, coils, draining, winterizing, and high voltage work.)Ensures compliance of all codes and best practices including HealthDepartment, Fire Department, State Boiler Inspection, Pest Control,OSHA, SDS sheets, and Sara Title III and risk management inspections.

  • Resolves issues pertaining to changing staffing needs, equipmentmaintenance and repairs, and/or other urgent needs at assignedfacility. This may also occur before or after the facility's regularhours of operation.

  • Assists in the preparation and monitoring of the FacilityMaintenance budget, ensuring operations remain within the budgetguidelines. Prepares purchase orders and directs the purchasing ofmaterials, chemicals, and contractual services.

  • Makes periodic checks of unit costs, compares with originalestimates and makes necessary adjustments in job methods. Assist inthe analysis of financial information of special services, projectsand facility program needs.

  • Recognizes emergency and dangerous situations by reacting quicklyand calmly; administers first aid as needed.

  • Completes all daily maintenance, incident/accident reports, andinventory logs according to District procedures in a timely manner.

  • Responds tactfully, respectfully and in a timely manner toinquiries and problems in person, through email, phone and mail byproviding helpful information and explanations in-line with Districtpolicies and procedures. Thoughtfully handles confrontational orstressful interactions.

  • Develops and maintains professional relationships with Districtemployees, vendors, various outside user groups and associations tocoordinate their programs and special events.

  • Attends and participates in professional group meetings; staysabreast of new trends and innovations in the field of recreationfacility management.

  • Attends and participates in staff meetings, trainings, and orientations.

  • If appropriate, meets monthly with the operations manager of ourcontracted janitorial service to ensure cleanliness and upkeep ofthe facility.

  • Attends work on a regular, reliable and punctual basis.

  • May be required to work evenings, weekends, and some holidays.

  • Hires, supervises, schedules, and evaluates assigned staff.Provides or coordinates staff training. Provides constructive andtimely performance evaluations. Works with employees to correctdeficiencies.

  • Observes necessary precautions to assure general public safety;inspects facilities to identify safety and maintenance needs byconducting facility walk-throughs on an on-going systematic basis.

Education and/or Experience:

Licenses, Certifications, and Other Requirements:


  • First Aid and CPR/AED certificates required or the ability toobtain upon hire.

  • Must possess a valid Colorado Driver License or the ability toobtain upon hire and maintain an acceptable driving record.

  • CPO/AFO Pool Certification preferred for those assigned to pool maintenance.


Necessary Knowledge, Skills and Abilities:


  • General knowledge of the techniques and equipment involved in thecomponents of custodial, preventative building, and/or pool maintenance.

  • General knowledge of and ability to perform safety and emergencyfirst aid procedures.

  • General knowledge of budget planning and management.

  • Skills in recruiting, training, supervising, evaluating, andmotivating employees.

  • Must have excellent communication skills, both written and oral.

  • Working knowledge of Microsoft Office software including Excel,Word, Outlook and Publisher.

  • Must be highly motivated and take direction well.

  • Ability to work independently and with a team in a fast-paced andhigh-volume environment with emphasis on accuracy and timeliness.

  • Excellent interpersonal skills with the ability to provideoutstanding customer service, establish and maintain effectiveworking relationships, and interact with others in a professional manner.

  • Ability to work a varied schedule which may include some evenings,weekends, and holidays.


Material and Equipment Used:


  • Regularly uses floor machines, buffers, vacuums, tools, pressurewasher, brooms, mops, cleaning chemicals, and general hand tools.

  • Also regularly uses standard office equipment including a personalcomputer, phone, printer, fax machine, and copier.

  • May regularly use and operate pump and filtration equipment,chemical feeding equipment, various pool chemicals, and circulationand chlorination equipment.

  • This position may be required to drive a personal and/or Districtmotor vehicle to various District and off-site facilities forbusiness purposes.

  • Primarily works in an indoor environment subject to continuousinterruptions and background noises. This position works withcleaning chemicals and other cleaning materials.

  • Occasionally works outside subject to variable weather andtemperatures that can vary from cold to hot.


Physical Requirements:


  • Stand, walk, and sit for long periods of time.

  • Occasional physical work lifting up to 100 pounds with assistance

  • Will pull, push and carry loads of chairs and tables up to 50 pounds.

  • Required to use hands and fingers to handle or feel objects, toolsor controls; reach with hands and arms; and stoop, kneel, squat,bend, climb, crouch or crawl.

  • Frequent hand/eye coordination to operate personal computer andoffice equipment.

  • Vision for reading, recording and interpreting information. Visionacuity to see close-up and at a distance with the ability to adjustfocus allowing a broad field of vision.

  • Speech communication and hearing to maintain clear and effectivecommunication. Must understand and be understood.
