The Opportunity

We are seeking a versatile, full-time Facilities and Capital Projects Lead to oversee the upkeep and operational excellence of our 5-building campus near Dripping Springs, TX. This role offers the exciting opportunity to ensure our physical infrastructure keeps pace with our rapid expansion. You will partner directly with ownership on upcoming expansion projects while maintaining autonomy over the day-to-day operations of the campus. From routine upkeep to managing custom buildouts, you will directly influence our team's daily experience and our overall operational success. If you are a proactive problem-solver who thrives in a fast-paced environment and takes pride in high-quality workmanship, this is the perfect place to grow your career.

The Facilities and Capital Projects Lead oversees daily facility maintenance while directing major construction, office expansions, and capital improvement projects. This role serves as a strategic bridge between day-to-day building upkeep and the execution of complex commercial general contracting and buildouts.

Responsibilities: What You'll Do

We believe in clear expectations. In this role, you will manage both the inside and outside of our campus, keeping it functional, safe, and welcoming. Your core responsibilities will include:

  • Partner on Facility Buildouts and Projects: Act as the internal General Contractor to plan, budget, and execute capital improvement projects, tenant improvements, and full site buildouts. Partner directly with ownership and leadership on expansion projects, source and manage third-party subcontractors, navigate local permitting and inspections, and direct project timelines from blueprints to occupancy.
  • Oversee Building Operations and Maintenance: Manage all building systems-including HVAC, plumbing, electrical, and structural systems-to ensure total safety and regulatory compliance. Develop and execute preventative maintenance schedules for all 5 buildings to maximize system lifespans and minimize operational downtime.
  • Maintain Facility Integrity and Vendor Management: Identify and execute hands-on repairs (drywall, painting, light plumbing, and mechanical fixes) while managing vendor contracts for recurring services such as janitorial, security, waste management, and landscaping.
  • Coordinate Event Setup and Logistics: Partner closely with the Office Manager to handle logistics, furniture arrangement, and physical setup/teardown for campus events.
  • Manage Grounds and Security: Ensure all indoor and outdoor common areas are clean, clear of obstructions, and properly secured.
  • Optimize Workspace and Financial Logistics: Optimize workspace layouts to accommodate company growth, assemble furniture, and handle general handyman tasks. Formulate annual operational budgets, forecast CapEx, and negotiate high-value vendor and construction contracts.
  • Ensure Safety and Compliance: Maintain a clean, organized workspace and ensure all repairs meet safety standards to minimize facility downtime.
Qualifications & Expertise: What You'll Bring

We are looking for a reliable professional with a broad range of hands-on experience, strong communication skills, and a professional demeanor.

Must-Haves:

  • Prior experience managing commercial facilities with a proven track record of managing commercial build-out or contracting projects.
  • Versatile Trade Experience: Proven experience handling light plumbing, drywall installation/finishing, professional painting, and minor mechanical or electrical repairs.
  • Project and Vendor Coordination: Experience gathering vendor quotes, estimating project needs, and collaborating with ownership or leadership on facility projects.
  • Proactive Problem-Solver: A \"find a way\" mindset with the ability to identify facility needs and tackle them before they become emergencies.
  • Physical Capability: Ability to lift up to 50 lbs regularly, climb ladders, operate scissor lifts and forklifts, and remain active on your feet throughout the day.
  • Reliability and Autonomy: A strong track record of punctuality, excellent time-management skills, and the ability to oversee a 5-building campus with minimal supervision.
  • Technical Skills: Familiarity with building systems, reading blueprints and utilizing project management software
  • Ability to effectively utilize maintenance ticketing systems and track preventative maintenance.

Nice-to-Haves:

  • Advanced Trade Skills: Experience with small welding jobs or light carpentry.
  • Budget Familiarity: Basic understanding of project budgeting and reading contractor proposals.
  • Certifications: PMP (Project Management Professional), CFM (Certified Facility Manager), or a valid General Contractor license is highly desirable.
