Job summary

Southwestern Oregon Community College seeks a Facilities Services II to perform general maintenance, groundswork, and motor pool duties on College-owned property. Under supervision, you will handle preventative and reactive tasks, assist with locksmith duties, and contribute to a safe campus environment.

The role requires a high school diploma or GED and at least three years in large facility maintenance, with attention to safety and ability to work independently when needed.

Responsibilities

  • Respond to work orders and perform maintenance across buildings, grounds, and motor pool.
  • Perform preventative and reactive maintenance on building systems and equipment; troubleshoot and coordinate with external vendors when needed.
  • Carry out locksmith tasks as a backup to primary locksmith duties and maintain door hardware and hardware access.
  • Perform painting, staining, and drywall repairs; install and maintain signage and protect public safety.

Job description

Under the supervision of the Director of Facilities, the Facilities Services II works independently to perform a wide range of general maintenance, grounds, and motor pool duties within College owned properties. Performs essential job duties in accordance with all safety regulations.

Building Maintenance Activities (approx. 50% of Time)
  1. Respond and perform work orders in campus environments where extreme sensitivity and judgment must be exercised to respect privacy, personal property and cultural differences.
  2. Performs preventative and reactive maintenance on building systems, plumbing, mechanical, and control systems and related components; tests system competency and component devices and evaluates performance. Troubleshoots equipment/system problems and identifies when appropriate for external service provider to make repairs or perform warranty work. Includes but is not limited to:
    • Maintains and repairs finished plumbing; replaces gaskets approx.nd rings; removes/installs and unplugs toilets, sinks, showers; unplugs drains; removes/installs and repairs air, water, gas, steam, and sewer piping and maintains/repairs sewer treatment pumps.
    • Repairs and replaces restroom dispensers, stall partitions, doors, and hardware.
    • Performs service and preventative maintenance on small-motorized equipment engines;
    • Maintains air‑handling units and associated systems; cleans and inspects all equipment, completes filter changes, lubricates, maintains and services mechanical and refrigeration and/or cooling systems.
  3. Responsible for general locksmith duties as backup to main locksmith. Cleans, lubricates and repairs locks; re‑keys and repairs locks; issues and duplicates keys; installs and repairs all door hardware; installs, maintains, and repairs electric door openers and overhead doors; picks locks when keys are lost.
  4. Performs necessary painting, staining, and sealing work. Select painting materials for special needs such as water sealing and decay prevention. Repair/replace drywall including patching, texturing, painting. Repair flooring and sub‑floor including laying flooring.
  5. Install and maintain traffic signs, building signs, and interior signage.
  6. Maintains work areas in a clean and orderly fashion and considers personal and public safety a priority while performing work duties.
Grounds (pprox.30% of Time)
  1. Landscape: Cares for shrubs, trees, and groundcover areas. Prunes, weeds, edges, removes debris, top dresses, irrigates, plants new plants and removes the undesirable. Excavates and develops landscape areas for installation and renovation.
  2. Turf: Mows, aerates, thatches, edges, removes debris, irrigates, and reseeds or replaces sod in damaged areas. Excavates and develops lawn areas for installation or renovation. Assists in maintenance of athletic fields as directed.
  3. Sidewalks, paths, steps, parking lots, and roadways: Empties litter cans; removes debris, snow, and ice; sweeps and power washes areas; and applies chemicals and/or materials to remove slippery conditions to ensure safety of pedestrian and vehicular traffic.
  4. Irrigation systems: Installs, repairs, and programs irrigation systems and sets sprinkler heads.
  5. Monitors and clears storm drainage system obstructions.
  6. Equipment operation and maintenance: Operates equipment, tools, and vehicles in a safe manner; fuels, cleans, and performs routine preventative maintenance and daily checks on all items used to perform tasks. Informs Director of needed repairs.
  7. Pest Management: Monitors outdoor areas for harmful and/or landscape damaging rodents, insects, and roadkill. Monitors and controls plant damaging insects and diseases. Mixes and applies soil amendments, insecticide, herbicide and fungicide. Handles chemicals and other materials in a safe manner.
Motor Pool Support (approx.10% of Time)
  1. Monitor and maintain College vehicles; inspect and diagnose mechanical defects utilizing specialized equipment, manuals, and other resource materials and determines corrective action required to repair defects; creates plan of action with Director of Facilities for repair.
  2. Inspects vehicles on a scheduled basis ensuring all systems are in proper working condition, informs Director of any problems or concerns; conducts general and preventative maintenance on vehicles.
Campus Operations (approx.10% of Time)
  1. Under the direction of Facilities Management, provides assistance to all other facilities department staff as workload and staffing levels dictate. Assist facilities department staff in building trades, groundskeeping projects, environmental services, etc.
  2. Serves as a member of the emergency crew during emergencies or other critical situations, as identified by administration. May respond to emergency maintenance calls after hours and on weekends.
  3. Carry out set‑up and tear down functions for various college events.
  4. Operates equipment, tools, and vehicles in a safe manner; fuels, cleans, and performs routine preventative maintenance and daily checks on all items used to perform tasks. Informs Director of needed repairs.
  5. Maintains work areas in a clean and orderly fashion and considers personal and public safety a priority while performing work duties.
  6. Assist maintenance providers working on‑site as needed.
  7. Maintains proficiency by attending required trainings and meetings and reading related materials.
  8. Make deliveries as necessary.
  9. Maintain a flexible work schedule that could include early mornings, evenings, and/or occasional weekends.
Performs Other Duties and Special Projects as Required/Assigned
REQUIRED QUALIFICATIONS:

High school diploma or GED/equivalent.

Three (3) years of experience working in building or large facility maintenance, grounds, or related environment.

  • Ability to read English sufficient to read department equipment manuals, caution notices, safety manuals, written instructions and similar written materials at a level to be able to set rooms according to the set‑up instructions and diagrams.
  • Ability to communicate effectively, both orally and in writing, using the English language with or without the use of an interpreter.
  • Requires a working knowledge and understanding of relevant safety laws, regulations, and procedures, including blood borne pathogen procedures.
  • Basic mathematical skills, including trade mathematics (addition and subtraction) necessary to inventory and verify inventories.
  • Ability to work with commercial chemical spray agents, fertilizers, pesticides, and herbicides.
  • Requires Forklift and Scissor Lift training and experience.

  • Forklift and Scissor Lift training and experience
SPECIAL REQUIREMENTS OR LICENSES:
  • Current or must obtain within six (6) months of hire, CPR/AED, First Aid, Blood borne Pathogens certifications.
  • Current or must obtain within six (6) months of hire a valid Oregon driver’s license. Must meet the College’s requirements associated with driving campus vehicles.
  • Current or must obtain within six (6) months of hire a State of Oregon School Integrated Pest Management License.
