Leisure Living Senior Communities is seeking a Department Leader: Community - Maintenance to oversee maintenance and housekeeping staff across our facilities. The role focuses on scheduling, safeguarding operations, and ensuring high-quality service for senior living communities and multi-family properties.

The ideal candidate will have strong leadership, budgeting, and problem-solving skills, with the ability to train staff on policies and ensure compliance with safety standards.

Qualifications

• Basic computer skills.
• Considerable knowledge of maintenance and repair practices.
• Knowledge of tools and equipment used in building maintenance and construction trades.
• Knowledge of safety standards and precautions.
• Strong leadership abilities; ability to train staff on company policies and job responsibilities.
• Ability to work under pressure and enforce safety regulations.
• Highly organized with attention to detail and ability to follow client direction.

Responsibilities

• Supervises maintenance and housekeeping staff by determining workloads and schedules.
• Evaluates staff and makes hiring or termination recommendations; manages and motivates staff to provide quality service.
• Maintains facilities in accordance with local and state building codes.
• Manages activities of maintenance and housekeeping departments in terms of cost, methods, and staffing; establishes budgets and schedules.
• Prepares service estimates based on labor, material, and machine costs and maintains budgets for projects; performs periodic reports on work order completion rates.
• Develops and implements policies and procedures with President to develop departmental goals.
• Negotiates sub-contractor contracts and inspects contractor work to ensure safe practices.
• Ensures preventative maintenance procedures are carried out and maintains maintenance records; evaluates equipment for durability and value.
• Manages customer housekeeping problems; investigates complaints about cleaning service.
• Establishes and maintains effective working relationships with employees, vendors, and the general public.
• Works toward continual improvement of the organization.
