Job summary

Jones Lang LaSalle Incorporated in Wichita, KS is hiring a Facilities Manager (M1) to lead on-site operations for a telecommunications client account. You’ll oversee electrical, mechanical, structural and life safety systems while driving service quality and cost efficiency across multiple sites.

The role requires a Bachelor’s degree and 5+ years of IFM experience, with strong leadership and financial budgeting skills. On-site work, 30-50% travel, and a company vehicle are provided.

Qualifications

  • Bachelor’s degree or equivalent combination of education and experience.
  • Minimum 5+ years of third-party commercial IFM experience with leadership responsibility.
  • Experience managing Cleaning/Custodial, landscaping, waste & recycling, and pest control programs.
  • Knowledge of Mechanical, Electrical, Plumbing; fair knowledge of roofing and BAS.
  • Able to multi-task and organize responsibilities to meet goals.
  • Self-motivated and capable of working independently.
  • Financial acumen to manage budgets for projects and operations.

Responsibilities

  • Provide leadership for efficient operations and maintenance of facility assets.
  • Develop, implement and manage site services and quality standards.
  • Lead vendor management and ensure service quality while controlling costs.
  • Maintain strong client relationships and resolve issues impacting satisfaction.
  • Ensure contract compliance and quality control across operations.
  • Prepare detailed budgets and regular/ad-hoc reports.

JLL - Facilities Manager (M1) Transform at JLL as an integrated Facilities Manager on a telecommunications client account in our Technology vertical!

Location: Wichita, KS 67202
Work Schedule: Onsite, M-F Flex day shift + on call rotation expectation
Travel Requirements: 30-50% greater Wichita area travel to multiple sites
Reports to: Territory Manager

Estimated base salary range: $76,100 - $90,000

What this job involves:

Responsible for the management and operation of the properties and staff as directed in accordance with the standards and procedures of JLL. Develop, Implement, Manage and maintain overall site services, performance, processes, and quality standards for services. Strive towards innovation of services offered, assist with lowering cost of delivery, and works with suppliers to integrate the service into operations while dramatically enhancing the facility experience.

What your day-to-day will look like:
Facilities Management
  • Provide leadership and direction for the efficient operations and maintenance of all facility electrical, mechanical, structural, and life safety. Analyze trends and utilize data to anticipate and proactively address issues in the client environment. Demonstrated success directly interfacing, with client senior management, vendors, and throughout all levels of the organization. Effectively utilizes data and analytics in the communication of solutions and decision making. Conduct planned inspections of the sites to check the level of services provided. These inspections should serve as an assurance of quality on the perception of service as indicated by the surveys received from the users and the contractor.
Commissioning Activities
  • Development and implementation of the overall Startup Plan for Projects assigned. Manage/assist with the development of the overall Startup Schedule. Identify key internal disciplines, vendors and subcontractors, Ensure all PTPs, Job Plans and materials are in place to effect successful system Startups. Promote innovative thinking to improve performance. Work with client, vendors and suppliers to ensure OAT/FAT certificates, warranties and all required manufacturer paper work is completed.
Vendor Management
  • Closely monitor work requests communicated by JLL, the client and vendors. Continuously raise the bar in vendor quality and service while reducing overall costs. Hold vendors accountable for delivering high quality service per contract scope of work. Partners with vendors to continuously improve service quality and resolve/troubleshoot service issues.
Client Service/Satisfaction
  • Develop and maintain positive client relationship. Conflict resolution and solution analysis. Genuine service oriented individual that is focused on the customer experience and able to provide continued monitoring of established quality procedures, resolve internal quality issues and customer complaints concerning product and or service dissatisfaction.
Compliance
  • Provides contract compliance management and quality control. Responsible for JLL Engineering compliance program. Familiarization with applicable codes, comply with specifications, and ensure standards are met within the scope of company policies and procedures, and in compliance with all federal and state regulations.
Budgeting/Reporting
  • Preparation of detailed budgets for operations. Preparation of regular and ad-hoc reports.
Required qualifications:
  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field, or equivalent combination of education and experience
  • Minimum 5+ years of Third-party commercial integrated facilities management (IFM) experience as a with demonstrated leadership responsibility
  • Experience managing Cleaning/custodial, landscaping, solid waste & recycling, and pest control programs/applications.
  • Must have knowledge of Mechanical, Electrical, Plumbing with fair knowledge of roofing systems and BAS systems.
  • Ability to multi-task and effectively organize responsibilities to achieve goals and objectives.
  • Self-motivated and ability to work independently.
  • Financial acumen to manage budgets for projects and operations.
Preferred qualifications:
  • Certified Facility Manager (CFM), Facility Management Professional (FMP), or similar professional certification
  • Demonstrated ability to lead and mentor junior team members and contribute to talent development
