Job summary

Baptist Village in Waycross, GA seeks a seasoned Facilities Manager to lead strategic facilities management, capital planning, and regulatory compliance across campus operations. You will oversee budgets, maintenance programs, and capital projects, coordinating with architects, engineers, and contractors to ensure safe, reliable campus services.

Qualifications

  • Bachelor’s degree preferred in a related field.
  • 5 years of progressively responsible facilities management experience preferred.
  • Experience managing healthcare, senior living, educational, or institutional campuses preferred.
  • Demonstrated experience managing construction and capital improvement projects preferred.
  • Knowledge of building systems, infrastructure management, Life Safety Code, OSHA, and healthcare regulations preferred.
  • Experience with and knowledge of computers.
  • Good physical health condition and pass a physical examination.
  • Preferred certifications (CHFM, CFM, PMP, OSHA) preferred.

Responsibilities

  • Develop and implement long-range facility maintenance and asset management plans.
  • Establish preventive and predictive maintenance strategies in collaboration with the Plant Operations Director.
  • Evaluate facility systems and infrastructure to identify repair, replacement, and modernization needs.
  • Maintain comprehensive records of facility assets, warranties, inspections, and life-cycle replacement schedules.
  • Develop and manage capital improvement plans for campus facilities and infrastructure.
  • Oversee renovation, expansion, and new construction projects from planning through completion.
  • Coordinate architects, engineers, consultants, contractors, and regulatory agencies.
  • Review project specifications, budgets, schedules, change orders, and contract compliance.
  • Ensure construction activities minimize disruption to residents and campus operations.
  • Participate in project design and master planning for future campus growth.
  • Oversee the management of campus infrastructure, including water tower, water distribution, roadways, parking, drainage, utility systems, emergency power, etc.
  • Coordinate major repairs and replacement of critical infrastructure.
  • Monitor utility consumption and energy efficiency improvements.
  • Ensure facilities comply with all applicable regulations.
  • Coordinate Life Safety Code compliance, environmental compliance, OSHA requirements, CMS standards, and state licensing requirements.
  • Lead facility readiness for surveys and inspections.
  • Maintain documentation for regulatory agencies and accreditation organizations.
  • Develop annual capital and facilities budgets.
  • Assist with operating budget planning for facility-related expenditures.
  • Develop, negotiate, administer, and maintain service contracts for facility-related systems and services (HVAC, elevators, fire protection, generators, landscaping, pest control, waste, etc.).
  • Conduct vendor evaluations for quality, responsiveness, regulatory compliance, and cost-effectiveness.
  • Solicit bids and RFPs for contracted services, capital projects, and major equipment purchases.
  • Review and approve invoices, verify contract deliverables, and resolve discrepancies.
  • Work with Plant Operations Director to prioritize improvements and provide planning support.
  • Evaluate maintenance trends and identify opportunities to improve reliability and efficiency.
  • Support emergency response planning and recovery efforts.

8:00 AM-4:30 PM; on-call as required, weekends and holidays as needed, emergency call back as needed, routinely scheduled visits to satellite campuses (maybe overnight).

Works Closely With: Executive Director of Retirement Living, Administration, Department Directors, outside architects, engineers, contractors, and regulatory agencies

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Monitor utility consumption and recommend energy efficiency improvements.
Regulatory Compliance
  • Ensure facilities comply with all applicable federal, state, and local regulations.
  • Coordinate Life Safety Code compliance, environmental compliance, OSHA requirements, CMS standards, and state licensing requirements.
  • Lead facility readiness for surveys and inspections.
  • Maintain required documentation for regulatory agencies and accreditation organizations.
Budget and Asset Management
  • Develop annual capital and facilities budgets.
  • Assist with operating budget planning for facility-related expenditures.
  • Develop, negotiate, administer, and maintain service contracts for facility-related systems and services, including HVAC, elevators, fire protection, generators, landscaping, pest control, waste management, utility services, and other contracted vendors.
  • Conduct periodic vendor evaluations to ensure quality, responsiveness, regulatory compliance, and cost-effectiveness.
  • Solicit competitive bids and requests for proposals (RFPs) for contracted services, capital projects, and major equipment purchases.
  • Review and approve invoices, verify contract deliverables, and resolve service or billing discrepancies.
Collaboration with Plant Operations
  • Work closely with the Plant Operations Director to prioritize facility improvements and major repairs.
  • Provide technical guidance and planning support for complex maintenance projects.
  • Assist in evaluating maintenance trends and identifying opportunities to improve reliability and efficiency.
  • Support emergency response planning and recovery efforts.
  • Provide systems oversight campus-wide to include emergency generators, oxygen, sewage/water, fire alarm/sprinkler, door-locking, laundry, kitchen, telephone, including commercial and residential, etc.
  • Oversight of workers’ compensation within the department in cooperation with HR and Corporate
  • Promote safety in all areas of the Plant Department and other departments as observed
  • Schedule interdepartmental training programs as needed
  • Utilize policies and organizational guidelines regarding all risk management issues
  • Respond to emergencies, i.e. fire, loss of power, HVAC, sewer, etc. including managing emergency response for Plant Operations during nights, weekends and holidays as needed
  • Manage, oversee, and participate in plant functions in Macon to include overseeing projects, contract work, preventative maintenance, and repairs, assigning staff for day trips as needed, and regular communication with Facility Administrator and Plant Director to help address community/facility needs.
Safety and Risk Management
  • Participate in emergency preparedness planning.
  • Coordinate inspections of fire protection systems, generators, and critical building systems.
  • Identify facility-related risks and recommend corrective actions.
