Overview:
Under general supervision, performs a variety of skilled maintenance duties including construction, plumbing, carpentry, electrical work, generator maintenance, bay door repairs, and painting. Also responsible for HVAC maintenance, including electronic system calibration and management.
Responsibilities:
- Performs periodic and preventative maintenance, testing, and calibration on heating, ventilating, refrigeration units, and air conditioning equipment, including electronic monitoring of systems.
- Performs minor repairs on HVAC systems.
- Performs general plumbing and carpentry repairs, including construction tasks.
- Uses various hand tools to repair toilets, sinks, plumbing fixtures, cabinets, and doors.
- Performs drywall repairs and woodworking, including constructing countertops, shelving, and walls.
- Repairs irrigation systems.
- Responds to service requests and provides corrective actions.
- Moves furniture and boxes, replaces ballasts, lamps, and light fixtures.
- Troubleshoots and repairs complex building systems such as generators, fuel systems, fire and intrusion alarms, fire protection systems, access control systems, and bay door components.
- Monitors and maintains computerized control systems, fire detection, and security systems.
- Assists in monitoring contractors for special projects and other duties such as mowing.
- Contacts vendors to obtain bids, evaluates quotes, and provides details for procurement.
- Adheres to personnel, safety, and departmental policies and procedures.
- Performs other duties as assigned.
Qualifications:
Basic Qualifications:
- High School diploma or GED required.
- Valid state-issued driver's license with a compliant driving record.
Work Experience:
- Over two years of commercial building maintenance experience preferred.
Desired Qualifications:
- Completion of trade school or HVAC training preferred.
Knowledge, Skills, and Abilities:
- Good working knowledge of plumbing, HVAC, and carpentry operations.
- Ability to meet deadlines and work well with all employee levels.
- Good hand/foot/eye coordination and ability to follow oral and written instructions.
- Maintain a professional and pleasant demeanor.
- Availability to work evenings and weekends as needed.
Physical Abilities:
- Must be able to talk, read, see, walk, and hear.
- Perform strenuous activities including bending, kneeling, stooping, exerting up to 100 lbs. of pressure, lifting, pushing, pulling, and carrying heavy objects.
- Work in adverse environmental and hazardous conditions such as mechanical, electrical, chemical, and dust/mist environments.
