Job description

Overview:

Under general supervision, performs a variety of skilled maintenance duties including construction, plumbing, carpentry, electrical work, generator maintenance, bay door repairs, and painting. Also responsible for HVAC maintenance, including electronic system calibration and management.

Responsibilities:
  1. Performs periodic and preventative maintenance, testing, and calibration on heating, ventilating, refrigeration units, and air conditioning equipment, including electronic monitoring of systems.
  2. Performs minor repairs on HVAC systems.
  3. Performs general plumbing and carpentry repairs, including construction tasks.
  4. Uses various hand tools to repair toilets, sinks, plumbing fixtures, cabinets, and doors.
  5. Performs drywall repairs and woodworking, including constructing countertops, shelving, and walls.
  6. Repairs irrigation systems.
  7. Responds to service requests and provides corrective actions.
  8. Moves furniture and boxes, replaces ballasts, lamps, and light fixtures.
  9. Troubleshoots and repairs complex building systems such as generators, fuel systems, fire and intrusion alarms, fire protection systems, access control systems, and bay door components.
  10. Monitors and maintains computerized control systems, fire detection, and security systems.
  11. Assists in monitoring contractors for special projects and other duties such as mowing.
  12. Contacts vendors to obtain bids, evaluates quotes, and provides details for procurement.
  13. Adheres to personnel, safety, and departmental policies and procedures.
  14. Performs other duties as assigned.
Qualifications:
Basic Qualifications:
  • High School diploma or GED required.
  • Valid state-issued driver's license with a compliant driving record.
Work Experience:
  • Over two years of commercial building maintenance experience preferred.
Desired Qualifications:
  • Completion of trade school or HVAC training preferred.
Knowledge, Skills, and Abilities:
  • Good working knowledge of plumbing, HVAC, and carpentry operations.
  • Ability to meet deadlines and work well with all employee levels.
  • Good hand/foot/eye coordination and ability to follow oral and written instructions.
  • Maintain a professional and pleasant demeanor.
  • Availability to work evenings and weekends as needed.
Physical Abilities:
  • Must be able to talk, read, see, walk, and hear.
  • Perform strenuous activities including bending, kneeling, stooping, exerting up to 100 lbs. of pressure, lifting, pushing, pulling, and carrying heavy objects.
  • Work in adverse environmental and hazardous conditions such as mechanical, electrical, chemical, and dust/mist environments.
