Job summary

This full-time, non-exempt role requires strong leadership, budgeting support, scheduling, and coordination with outside contractors, while maintaining high resident service standards.

Qualifications

• Ability to work weekends, evenings, and flexible hours in an emergency.
• HVAC, plumbing, electrical, mechanical, and code compliance knowledge.
• Understanding of OSHA, EPA, and life safety regulations.
• EPA Type 2 Certification.
• Strong interpersonal and communication skills.

Responsibilities

• Completes property maintenance tasks and responds to service requests. Repairs and maintains property plumbing, electrical, mechanical, and security systems.
• Supervises property turn‑key operations, whether in‑house or by outside contractors.
• Ensures all work orders are completed within 24 hours, except in emergencies.
• Maintains inventories of tools, parts, and supplies for property maintenance.
• Maintains safety compliance programs and hazard communications; adheres to safety requirements.
• Inspects property for safety, identifies hazards, and implements corrective actions.
• Assists with maintenance operating budgets and forecasts; supports owner objectives.
• Schedules maintenance staff and coordinates with Property Manager; manages outside contractors.
