Job summary

Greystar in Chandler, AZ seeks a Maintenance Technician to uphold indoor/outdoor community standards, handle work orders, diagnose issues, and complete repairs in line with safety codes.

You will manage make-ready preparations for vacancies, supervise vendors, maintain inventory, and support the community manager with budgeting and cost-control, while providing excellent resident service.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools and be skilled in using hand tools, power tools, and related equipment.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication to interact with residents and team members.
• Ability to read, write, and communicate effectively to represent company management and respond to questions.
• Proficiency in internet, word processing, spreadsheet, and database management; Property management system experience preferred.
• Mathematical skills to perform basic calculations for financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep, diagnosing defects and making repairs per policies and safety standards.
• Oversees make-ready process to prepare vacant units for leasing, including inspections, punch lists, scheduling vendors, and obtaining supplies.
• Develops standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspects work by service team members and contractors to ensure quality and adherence to policies.
• Maintains inventory of spare parts and works with Community Manager to order supplies within budget.
• Completes monthly preventative maintenance procedures.
• Assists Community Manager in budgeting for repairs and capital projects.
• Supports cost-cutting and expense control by repairing rather than replacing where possible.
• Conducts safety meetings, keeps MSDS current, and stays updated on OSHA requirements.
• Demonstrates customer service by respecting residents, addressing questions, and resolving complaints efficiently.
