Job summary

Upper Management Realty is seeking a dynamic Maintenance Coordinator for our Uptown New Orleans office. You will lead in-house maintenance staff (6-8) and coordinate external vendors to keep multiple properties safe and performant.

This office-based role requires occasional field visits to assess conditions and plan proactive maintenance. Ideal candidates have proven supervisory experience in multifamily or commercial settings, solid HVAC/electrical/plumbing knowledge, and strong project

Qualifications

• Experience supervising facilities teams in multifamily or commercial settings.
• Hands-on mechanical knowledge with HVAC/electrical/plumbing.
• Strong multi-task project management under deadlines.
• Proficient in day-to-day business software and email.

Responsibilities

• Lead and supervise facilities maintenance teams to deliver timely repairs across mechanical, electrical, plumbing, and HVAC systems.
• Oversee the management of Properties using Appfolio to track work orders, assets, and maintenance schedules.
• Coordinate service calls with trades including HVAC, electrical, plumbing, and general maintenance.
• Seek and obtain approvals for estimates and repairs.
• Ensure all work complies with quality and safety standards.
• Troubleshoot and triage incoming work orders and assign to technicians or trades.
• Maintain detailed records of maintenance activities, inspections, technician hours, and compliance documentation.
• Lead continuous improvement initiatives to enhance performance, reduce downtime, and optimize maintenance costs.
