Job summary

American Campus Communities is seeking a Service Manager to lead the property’s maintenance, groundskeeping, and housekeeping operations. You will oversee the maintenance team, manage work orders, and drive preventative maintenance to uphold high standards and resident satisfaction.

The ideal candidate will bring strong leadership, organizational, and communication skills, with experience in residential facilities maintenance and vendor coordination.

Qualifications

• HVAC certification preferred.
• 2-3 years’ proven mid to high-level tech experience in residential facilities maintenance.
• Management experience preferred.
• Strong organizational, communication, and leadership skills.

Responsibilities

• Manage the entire facilities maintenance team to enhance resident experience and coordinate work orders, preventative maintenance, and vendor management.
• Recruit, hire, supervise, train, and develop team members and cross-train for operational flexibility.
• Manage work order processes, including execution, system close-out, verification, and vendor coordination.
• Oversee property turnover and preparedness, and manage contracts with vendors for efficient execution.
• Own preventative maintenance plans, schedule, delegate, and track tasks to ensure completion.
• Ensure the property is prepared for inclement weather and maintains safety compliance.
• Collaborate with nearby properties to share resources and support as needed.
• Develop and supervise an inspection program for public areas and resident apartments to meet maintenance standards.
• Maintain safe operation, compliance, preventative maintenance, and training for all facilities equipment and systems, adhering to OSHA regulations.
• Manage maintenance performance to budget in partnership with supervisor and regional support team.
• Conduct performance evaluations and development discussions with team members.
• Coordinate compensation adjustments with HR for direct reports.
• Leverage national partnerships for vendor management to reduce expenses and ensure consistency.
