American Campus Communities is seeking a Senior Service Manager to lead facilities maintenance teams across multiple properties, driving resident experience and maintaining high standards. You will manage budgets, schedule preventative maintenance, and coordinate with regional support to ensure efficient operations and safety compliance.

The ideal candidate has 3–5 years of residential facilities maintenance leadership, strong organizational and communication skills, and experience overseeing

• Leadership experience overseeing facilities maintenance teams across multiple properties.
• Strong communication and interpersonal skills for vendor and staff coordination.
• Excellent organizational skills with the ability to juggle priorities and budgets.
• Prior management experience is preferred and multi-property leadership is valued.

Responsibilities

• Oversee facilities maintenance teams across multiple properties to ensure high standards and efficient work orders.
• Recruit, train, and develop team members; foster a positive, collaborative work environment.
• Conduct performance evaluations and provide coaching to direct reports.
• Coordinate compensation discussions with HR and adjust staffing as needed.
• Manage work order lifecycle, on-call scheduling, and vendor coordination.
• Oversee turnover processes and vendor contracts for efficiency; plan for upcoming year.
• Own preventative maintenance programs; schedule, delegate, and track tasks.
• Ensure weather readiness and safety compliance for all properties.
• Develop and supervise public area and apartment inspections to maintain standards.
• Ensure safe operation and training for all facilities equipment per OSHA and health regulations.
