Job Description

Our Maintenance Director oversees keeping our residents’ living areas well-kept and serviced to high standards. You should also be able to resolve resident complaints and queries promptly and politely. If you are pleasant, detail-oriented, and friendly, you are the right candidate.

Responsibilities

  • Performs general maintenance work daily, including but not limited to, replacing light bulbs, repairing electrical, plumbing, HVAC, and appliances.
  • Prepare resident rooms for new employees by painting, cleaning carpets, and performing general maintenance. Either provide these activities or work as a team member to achieve these results.
  • Maintains the grounds by mowing, sweeping, trimming trees and shrubs, or other activities that ensure the outside grounds are always presentable.
  • Conducts daily inspections of the building exterior and ground equipment. Inspect storage rooms, work rooms, utility/janitorial closets, etc., for upkeep and supply control, and ensure that necessary equipment is available and working correctly.
  • Keeps accurate maintenance records of work done, inventory, and purchasing. Manages expenses through knowledge of the budget. May purchase maintenance supplies, tools, and appliances. May maintain an inventory of the master key system.

Qualifications

  • Requires two years of related maintenance experience and some formal training in one or all areas: carpentry, plumbing, painting, HVAC, refurbishing, and cleaning.
  • An ability to perform general maintenance and repair needs at the assigned location, problem solve, plan, organize, communicate, and cooperate with others. • Supervisory/leadership experience necessary
  • Must be knowledgeable in building codes and safety regulations
